Ordinance
to
amend
the
Comprehensive
Zoning
Ordinance adopted by the Board of Commissioners of
Richmond County and the City Council of Augusta
effective November 15, 1983, entitled "An Ordinance to
Readopt
and
Reconfirm
the
Comprehensive
Zoning
Ordinance adopted March 25, 1963, by the Board of
Commissioners of Richmond County and the City Council
of Augusta, together with all amendments which have
been approved by either the Board of Commissioners of
Richmond County or the City Council of Augusta as
authorized under the Home Rule Provisions of the
Consti tution of the State of Georgia" by changing the
Comprehensive Zoning Map from Zone R-3B (Multiple-
family Residential) with conditions
to Zone R-3B
(Multiple-family
Residential)
affecting
property
located on the northwest corner of the intersection of
Walden Drive and Wycliffe Street; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-
family Residential) with conditions to Zone R-3B (Multiple-family
Residential) affecting property as follows:
Beginning at a point located on the northwest corner of
the intersection of Walden Drive and Wycliffe Street;
thence, in a westerly direction along the north right-
of-way line of Walden Drive a distance of 842.12 feet
to a point; thence,N 58052'45" W a distance of 111.36
feet to a point; thence, N 28015' E a distance of
1106.04 feet to a point; thence, in a southeasterly
direction a distance of 741.92 feet to a point; thence,
S 28021' 30" W a distance of 249.6 feet to a point;
thence, N 61038'30" W a distance of 25.0 feet to a
point; thence, S 29057' W a distance of 491.30 feet to
a point; thence, S 36040' E a distance of 164.87 feet
to a point located on the northwest right-of-way line
of Wycliffe Street; thence, S 29038' W along the
northwest right-of-way line of Wycliffe Street a
distance of 50.17 feet to the point of beginning. Thi~

property contains approximately 15.5 acres.
SECTION I I :
That this amendment to the Comprehensive Zoning Map
is subject to the following stipulations:
1. That the development be limited to 70 single-family
detached residences.
2. That the only access will be from Walden Drive; no
access to Whitney Street
3. That the minimum cost for each unit will be $75,000.00
SECTION III:
All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
