DOCUMENT TYPE: 0 v-d l nQ..nLe YEAR: U6 \ BOX NUMBER: l ~ FILE NUMBER: \ '5 5 ~L-- NUMBER OF PAGES: L ., 7 ~; (F ORDINANCE NO. 6414 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm Ordinance the Comprehensive Zoning adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule provisions of the Constitution of the State of Georgia II by changing the Comprehensive Zoning Map from Zone R-IA (One-family Residence) to Zone R-lE (One-family Residence) affectin9 property located on the northwest right-of-way line of Belair Road, 452 feet northeast of a point where the northeast right-of- way line of Lund Street intersects the northwest right- of-way line of Belair Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out ?bove, is amended by changing the Comprehensive Zoning Map from Zone R-IA (One- family Residence) to Zone R-1E (One-family Residence) affecting property as follows: Beginning at a point located on the northwest right-of- way line of Belair Road, 452 feet northeast of a point where the northeast. right-of-way line of Lund Street intersects the northwest right-of-way line of Belair Road; thence, N 30054'39" W a distance of 198.58 feet to a point; thence, in a southwesterly direction a Ii distance of 388.61 feet to a point located on the northeast right -of -way line of Lund Street; thence, N 13022'48" W along the northeast right-of-way line of Lund Street a distance of 311. 51 feet to a point; thence, S 58007'29" W a distance of 263.36 feet to a point; thence, N5l013'48" W a distance of 163.40 feet to a point; thence, N 50025'29" W a distance of ll9.75 feet to a point; thence, N 51037' 52" W a distance of 238.98 feet to a point; thence, N 31049'25" E a distance of 718.35 feet to a point; thence, S 250l0'23" E a distance of 160.18 feet to a point; thence, S 23024'45" E a distance of 104.71 feet to a point; .;:. i - ~- ".~.... thence, S 20056'42" E a distance of 94.90 feet to a point; thence, S 40001'16" E a distance of 72.10 feet to a point; thence, S 77026'04" E a distance of 42.00 feet' to a point; thence, N 08005'46" W a distance of 64.62 feet to a point; then~e, N 16003'47" E a distance of l08.52 feet to a point; thence, N 40033'21" E a distance of 5l.72 feet to a point; thence, N 71057'19" E a distance of 118.32 feet to a point; thence, S 41054'42" E a distance of 590.95 feet to a point; thence, S 58055'33" W a distance of lOO.96 feet to a point; thence, S 59035'44" W a distance of l73.6l feet to a point; thence, S 30039'00" E a distance of 199.99 feet to a point located on the northwest right -of -way line of Belair Road; thence S 59053'19" W along the northwest right-of-way line of Belair Road a distance of 50.07 feet the point of beginning. This property contains 16.27 acres. SECTION 1l. That this amendment to the Comprehensive Zoning Map is subject to the following stipulation: That the developer will improve Lund Street to city standards. SECTION III.
