HomeMy WebLinkAboutORD 6318 TANGLEWOOD DR Augusta Richmond GA DOCUMENT NAME: U...o:tm -103 \ ~ DOCUMENT TYPE: cx6. \\\00 C-e., YEAR: Q\:> BOX NUMBER: \ \ F~ENUMBER: \~5 NUMBER OF PAGES: 3> .f t. ~ " 3 - =) ORDINANCE NO. 6311 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled IIAn Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Constitution of the State of Georgia II by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residence) to Zone P-l (Professional) affecting property located on the northeast right-of-way line of Marks Church Road, 538 feet, more or less, southeast of the southeast corner of the intersection of Tanglewood Drive and Marks Church Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-lA (One- family Residence) to Zone P-l (Professional) affecting property as follows: Beginning at a point located on the northeast right-of- way line of Marks Church Road, 538 feet, more or less, southeast of the southeast corner of the intersection of Tanglewood Drive and Marks Church Road; thence in an easterly direction a distance of 206.54 feet to a point i thence in a southeasterly direction a distance of 103.0 feet to a point; thence in a westerly direction a distance of 206 feet to a point located on the northeast right-of-way line of Marks Church Road; thence, in a northerly direction along the northeast right-of-way line of Marks Church Road a distance of 97.09 feet to the point of beginning. This property contains .47 acres and is known under the present numbering system as 1292 Marks Church Road. :4""";- -; SECTION I I . ~i That this amendment to the Comprehensive Zoning Map is subject to the following conditions: 1. That the side and rear yard buffer provisions of the Augusta Tree Ordinance including a six (6) foot solid board fence along the north (side) and east (rear) property lines, be met pefore a Certificate of Occupancy is issued for a non- residential use of this property; 2. That the present driveway be modified and approved by the Traffic Engineer coinciding with Condition #1; and 3. That off street parking be in the rear except for two (2) handicapped spots to be located in the front. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 17~n day of Octoher , 2000.
