Ordinance
to
amend
the
Comprehensive
Zoning
Ordinance adopted by the Board of Commissioners of
Richmond County and ~he City Council
of Augusta
effective November IS,' 1983, entitled "An Ordinance to
Readopt
and
Reconfirm
the
Comprehensive
Zoning
Ordinance adopted March 25, 1963, by the Board of
Commissioners of Richmond County and the C;Lty Council
of Augusta, together with all amendments which have
been approved by either the Board of Commissioners of
Richmond. County or the City Council of Augusta as
authorized under the Home Rule Provisions of the
Consti tution of the State of Georgia" by changing the
Comprehensive Zoning Map from Zone R-3C
(Multiple-
family Residence) P-1 (Professional) to Zone
affecting
property located on the northeast right-of-way line of
Telfair Street, 170.42 feet northwest of the northwest
corner of the intersection of Third Street and Telfair
Street; and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which lS set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3C (Multiple-
family Residence) to Zone P-1 (Professional) affecting property as
follows:
Tract A
Beginning at a point located on the northeast right-of-
way line of Telfair Street, 170.42 feet northwest of
the northwest corner of the intersection of Third
Street and Telfair Street; thence, in a northwesterly
direction along the northeast right-of-way line of
Telfair Street a distance of 200.00 feet to a point;
thence, in a northeasterly direction a distance of
175.00 feet to a point; thence, in a southeasterly
direction' a distance of 245 feet, more or less, to a
point; thence, in a southwesterly direction a distance
of 47 feet, more or less, to. a point; thence, in a
southeasterly direction a distance of 5 feet, more or
less, to a point; thence, in a southwesterly direction
a distance of 38 feet, more or less, to a point;
thence, in a northwesterly direction a distance of
53.31 feet to a point; thence, in a southwesterly
direction a distance of 90.35 feet to the point of
beginning. This property contains approximately 1.0

acre and is known under the present numbering system as
317-333 Telfair Street.
Tract B
The properties described below are being requested by Mr.
Heffernan, on behalf of the Peter S. Knox Community Service
Center, to be utilized as administrative offices for non-profit
organizations in a P-1 (Professional). zone per Section 20-1 (g) of
the Comprehensive Zoning Ordinance for Augusta-Richmond County.
Beginning at a point located on the northeast right-of-
way line of Telfair Street, 170.42 feet northwest of
the northwest corner of the intersection of Third
Street and Telfair Street; thence, in a northwesterly
direction along the northeast right-of-way line of
Telfair Street a distance of 358.6 feet to a point;
thence, in a northeasterly direction a distance of
175.00 feet to a point; thence, in a northwesterly
direction a distance of 45.8 feet to a point; thence,
in a southwesterly direction a distance of 175.00 feet
to a point located on the northeast right -of -way line
of Telfair Street; thence, in a northwesterly direction.
along the northeast right-of-way line of Telfair Street
a distance of 90.0 feet to a. point located on the
northeast co:rner of the intersection of Fourth Street
and Telfair Street; thence, in a northeasterly
direction along the southeast right-of-way line of
Fourth Street a distance of 79.0 feet to a point;
thence, in a southeasterly dir~ction a distance of 48.0
feet to.a point; thence, in a northeasterly direction a
distance of 96.0 feet to a point; thence, in a
southeasterly direction a distance of 490 feet, more or
less, to a point; thence, in a southwesterly direction
a distance of 47 feet, more or less, to a point;
thence, in a southeasterly direction a distance of 5
feet, more or less, to a, point; thence, in a
southwesterly direction a distance of 38 feet, more or
less, to a point; thence, in a northwesterly direction
a distance of 53.31 feet to'a point; thence, in a
southwesterly direction a distance of 90.35 feet to the
point of.' beginning. This property contains
approximately 1.89 acres and is known under the present
numbering system as 317-345 Telfair Street, 353 Telfair
Street, and 355 Telfair Street.
SECTION I I .
All Ordinances or parts of Ordinances In conflict
with this Ordinance are hereby repealed.
