YEAR:~ BOX NUMBER: D1s FILE NUMBER: \ l\L\ d ~ NUMBER OF PAGES: Q ORDINANCE NO. 6211 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Consti tution of the State of Georgia" by changing the Comprehensive Zoning Map from Zone R-IA (One-family Residence), Zone R-IB (One-family Residence) and Zone B-1 (Neighborhood Business) to Zone B-2 (General Business) affecting property located on the southwest corner of the intersection of the Georgia & Florida Railroad line and Lumpkin Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-IA (One- family Residence), R-IB (One-family Residence) and Zone B-1 (Neighborhood Business) to Zone B-2 (General Business) affecting property as follows: Beginning at a point located on the southwest corner of the intersection of the Georgia & Florida Railroad line and Lumpkin Road; thence, S 20045'51" W along the northwest right-of-way of the Georgia & Florida Railroad line a distance of 107.01 feet to a point; thence, N 69014'09" W a distance of 40.00 feet to a point; thence, in a southerly direction along the northwest right-of-way of the Georgia & Florida Railroad line a distance of 382 feet, more or less, to a point; thence, in a westerly direction a distance of 229 feet, more or less, to a point; thence in a northerly direction a distance of 193 feet, more or less, to a point; thence, in an easterly direction a distance of 193 feet, more or less, to a point; thence, in a northerly direction a distance of 308 feet, more i ~ or less, to a point located on the south right -of -way line of Lumpkin Road; thence, in a southeasterly direction along the south right-of-way line of Lumpkin Road a distance of 235 feet, more or less, to the point of beginning. This property is known under the present numbering system as 1806 Lumpkin Road. SECTION II. That this amendment to the Comprehensive Zoning Map is subject to the following stipulation: That the existing one-hundred (100) percent visual buffer be maintained along tpe western property line at all times to visually screen the propane gas tank storage from adjacent residents; and in the event the existing buffer is removed, that the rear buffer yard provisions of the Augusta Tree Ordinance be applied to the western side of the subject property. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this 19th day of Octohf'r , 1999.
