Ordinance
to
amend
the
Comprehens i ve . Zoning
Ordinance adopted by the Board of Commissioners of
Richmond County and the City Council of Augusta
effective November 15, 1983, entitled "An Ordinance to
Readopt
and
Reconfirm
the
Comprehensive
Zoning
Ordinance adopted March 25, 19'63, by the Board of
Commissioners of Richmond County and the City Council,
of Augusta, together with all amendments which hav'e
been approved by either the Board of 'Commissioners of
Richmond County ,or the' City Council' of A~gusta as
authorized under the Home Rule Provisions of the
Consti tution of the State of Georgia" by changing the
Comprehensive Zoning Map from Zone A (Agriculture) to
,R-IC (One-family Residence), affecting property located
on the northwest right-of-way line of Dennis Road, 190
feet, more or less, . southwest of a point where the
centerline of Pqrker Street extended intersects the
northwest right-of.,-way-line of Dennis Road; and for the
repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above,' is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture)
to Zone R-IC
(One-family 'Residence)
affecting property as
follows:
Beginning at a point located on the northwest right-of-
way line of Dennis. Road, 190 feet, more or less,
southwest of a point where the centerline of Parker
Street extended intersects the northwest right -of -way
line of Dennis Road; thence,' N 42002' W a distance of
305.97 feet to a pOlnt; thence, N 16046" W a distance
of 520 feet, more or less, to a point located on the
Richmond County/Columbia County boundary line; thence,
in a northeasterly direction along the Richmond
County/Columbia County boundary line a distance of 736
feet, more or less, . to. a point; thence, S 41018 I E a
distance of 530 feet, more or less, to a point located
on the northwest right-of-way line of Dennis Road;
thence, in a southwesterly ,direction along the
northwest right-of-way' line of. Dennis Road a distance

of 970 feet, more or ,less" to the point of beginning.
This property contains. approximately 16.14 acres in
Richmorid County.
SECTION II. That this amendment to the Comprehensive Zoning Map
is subject to the following stipulation:
There shall be no development of this property that is
not permitted under the Agricultural zoning
classification until improv,ements to Dennis Road have
been determined, programm{d and funded to the
satisfaction of Augusta, Richmond County, Georgia and
subj ect to the letting of a contract for said
improvements satisfactory to Augusta. This stipulation
shall in no way obligate Augusta-Richmond County to
improve 'or share. the cost of ,improving Dennis Road,.
SECTION III.
All Ordinances or parts of Ordinances in conflict
with this Ordinance are ~ereby repealed.
