HomeMy WebLinkAboutORD 6177 STEVENS CREEK ROAD Augusta Richmond GA DOCUMENT NAME: 0 - q q - &; 1/7 DOCUMENT TYPE: 0 (Z. b \ N A4'\lL E YEAR: \ ~ ~9 BOX NUMBER: '1 FILE NUMBER: 14 :l q 0 NUMBER OF PAGES: :2 ....~ .. -'- . . ~I. .. -. ~ ORDINANCE NO. 6177 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Riclmlond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Constitution of the State of Georgia" by changing the Comprehensive Zoning map from Zone R-IA (One- ,~ family Residence) to Zone B-2 (General Business) affecting property located on the northeast right-of-way line of Sevens Creek Road, 970 feet, more or less, southeast of a point where the southeast right-of-way line of River Watch ('/ Parkway intersects the northeast right-of-way line of Stevens Cr.eek Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AuGUSTA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-IA (One- family Residence) to Zone B-2 (General) affecting property as follows: Beginning at a point located on the northeast right-of-way line of Stevens Creek Road, 970 feet, more or less, southeast of a point where the southeast right-of- way line of River Watch Parkway intersects the northeast right-of-way line of Stevens Creek Road; thence, N 42044'14" E a distance of 349.99 feet to a point; thence, S 31045'24" E a distance of 230.22 feet to a point; thence, N 88011'00" W a distance of 122.80 feet to a point; thence, S 29048'00" W a distance of 195.00 feet to a point located on the northeast right-of-way line of Sevens Creek Road; thence, N 53012'00" W along the northeast right-of-way line of Stevens Creek Road a distance of 173.63 feet to the point of beginning. This property contains 1.17 acres and is known under the present numbering system as 930 Stevens Creek Road. ~...... .: ... ' ./ ...... " , SrtCTION t II. , That this amendment to the Comprehensive Zoning Map i.s subject to the following stipulations: 1. The only commercial use of the property shall be for office space to conduct business as specified in a submission by Karen E. Schuessler Burke entitled "Response to Zoning Hearing of June 7, 1999 for Rezoning to B-2 of Parcel 19, 930 Stevens Creek Road, Augusta, GA"; 2. There shall be no storage of products at this site. Products shall be shipped directly from manufacturer to customer; 3. Training sessions or conferences may be held to educate distributors or potential distributors as to the use of the products between the hours of 9 A.M. to 5 P.M. There shall be no more than two cars stored on the property at any time for such purposes; 4. There shall be no additional buildings constructed, but shed can be replaced. No new paved areas in excess of 1,000 square feet, and signage shall conform to Section 25-B; 5. There shall be no automotive repairs or services conducted on the property except as provided for in stipulations 1-4; and 6. If the property ceases to be used in conformance with stipulations 1-5 then the zoning classification shall immediately revert to R-IA. SECTION m. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done III Open Meeting under the Common Seal thereof this 20th of ,1999.
