ORDINANCE NO.
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County and the City Council of Augusta
effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm
the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of
Commissioners of Richmond County and the City Council of Augusta, together
with all amendments which have been approved by either the Board of
Commissioners of Richmond County or the City Council of Augusta as
authorized under the Home Rule Provisions of the Constitution of the State of
Georgia" by changing the Comprehensive Zoning map from Zone A (Agriculture)

to Zonre R-l C (OI,le-family Residrnce) affecting property located on the north

right-of-way line of Tobacco Road, 3,124 feet, more or less, east of the northeast
corner of the intersection of Windsor Spring Road and Tobacco Road; and for the

repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of
Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is
set out above, is amended by changing the Comprehensive Zoning Map from Zone A

(Agriculture) to Zone R-IC (One-family Residence) affecting property as follows:
Beginning at a point located on the north right-of-way line of Tobacco Road, 3,124
feet, more or less, east of the northeast comer of the intersection of Windsor Spring
Road and Tobacco Road; thence, N 09054'47" E a distance of 668.06 feet to a point;
thence, N 80046'03" W a distance of 180.01 feet to a point; thence, N 09054'47" E a
distance of608.94 feet to a point; thence, S 82003'27" E a distance of 10.01 feet to a
point; thence, N 18019'57" E a distance of 380.56 feet to a point; thence, N 31044'20"
E a distance of 497.92 feet to a point; thence, S 58015'40" E a distance of 31 0.44 feet
to a point; thence, N 66049'24" E a distance of 2108.28 feet to a point; thence, N
86059'14" E a distance of939.24 feet to a point; thence, N 16051'03" E a distance of
760.80 feet to a point; thence, in an easterly direction a distance of 1327.91 feet to a
point; thence, S 26026' 16" W a distance of 2,412.16 feet to a point; thence, in a
westerly direction a distance of 1,943.79 feet to a point; thence, in a southerly
direction a distance of 869.04 feet to a point; thence, N 80014'02" W a distance of
863.46 feet to a point; thence, N 09048'59" E a distance of 400.09 feet to a point;
thence, N 80005'13" W a distance of819.88 feet to a point; thence, S 09054'47" Wa
distance of 483.34 feet to a point; thence, N 80046'03" W a distance of 180.01 feet to
a point; thence, S 09054'47" W a distance of 664.52 feet to a point located on the
north right-of-way line of Tobacco Road; thence, in a westerly direction along the
north right-of-way line of Tobacco Road a distance of 60.00 feet to the point of
beginning. This property contains approximately 169 acres
