ORDINANCE NO. 6170
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County and the City Council of Augusta
effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm
the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of
Commissioners of Richmond County and the City Council of Augusta, together
with all amendments which have been approved by either the Board of
Commissioners of Richmond County or the City Council of Augusta as
authorized under the Home Rule Provisions of the Constitution of the State of
Georgia" by changing the Comprehensive Zoning map from Zone P-l
(professional) to Zone B-1 (Neighborhood Business) affecting property located
on the west right-of-way line of Troupe Street, 65 feet, more or less, north of the
northwest corner of the intersection of Wrightsboro Road and Troupe Street; and
for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA COMMISSION HEREBY ORDAINS:
SECTION 1. That the Comprehensive Zoning Ordinance adopted by the Board of
Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is
set out above, is amended by changing the Comprehensive Zoning Map from Zone P-l
(Professional) to Zone B-1 (Neighborhood Business) affecting property as follows:
Beginning at a point located on the west right-of-way line of Troupe Street, 65 feet,
more or less, north of the northwest corner of the intersection of Wrightsboro Road
and Troupe Street; thence, N 88059'00" W a distance of 175.35 feet to a point;
thence, N 01 021 '16" E a distance of 56 feet, more or less, to a point; thence, S
88059'00" E a distance of 175.35 feet to a point located on the west right-of-way line
of Troupe Street; thence, S 01009'20" W along the west right-of-way line of Troupe
Street a distance of 57 feet, more or less, to the point of beginning. This property
contains .23 acres and is known under the present numbering system as 1325 Troupe
Street.
SECTION II. That this amendment to the Comprehensive Zoning Map IS subject to the
following stipulation:
That the only business on this property shall be a florist or those uses in a P-l
zone; and that if the florist closes, the zoning shall revert to P-l (professional).

SECTION III. All Ordinances or parts of Ordinances m conflict with this
Ordinance are hereby repealed.
