ORDINANCE NO. 6145
. An' Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County and the
City Council of Augusta effective November 15, 1983, entitled "An
Ordinance to Readopt and Reconfirm the Comprehensive Zoning
Ordinance adopted March 25, 1963, by the Board of Commissioners
of Richmond County and the City Council of Augusta, together with
all amendments which have been approved by either the Board of
Commissioners of Richmond County or the City Council of Augusta
as authorized under the Home Rule Provisions of the Constitution
of the State of Georgia" by changing the Comprehensive Zoning Map
from Zone A (Agriculture) to Zone B-1 (Neighborhood Business)
affecting property located on the southeast corner of Windsor
Spring Road and Crosscreek Road; and for the repeal of ordinances
in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture)
to Zone B-1 (Neighborhood Business) affecting property as follows:
Beginning at a point located on the southeast corner of Windsor Spring
Road (southbound) and Crosscreek Road (new); thence, N 77051'16" E a
distance of 48.0 feet to a point located on the south right right-of-way line
of Crosscreek Road (new); thence, S 63031'25" E along the south right-of-
way line of Crosscreek Road (new) a distance of 285.53 feet to a point;
thence, S 16006'22" E a distance of 40.75 feet to a point located on the
southwest corner of the intersection of Windsor Spring Road (northbound)
and Crosscreek Road (new); thence, in a southerly direction along the
northwest right-of-way line of Windsor Spring Road (northbound) a
distance of 675 feet, more or less, to a point; thence, N 600 08'58" W a
distance of 209.21 feet to a point located on the southeast right-of-way
line of Windsor Spring Road (southbound); thence, N 25017'36" E along
the southeast right-of-way line of Windsor Spring Road (southbound) a
distance of 300.03 feet to a point; thence, N 64042'25" W a distance of
9.95 feet to a point; thence, N 25001 '44" E along the southeast right-of-
way line of Windsor Spring Road (southbound) a distance of 352.44 feet
to the point of beginning. This property contains 4.54 acres.

SECTION I I.
That this amendment to the Comprehensive Zoning Map
is subject to the following stipulations:
1. That access off Windsor Spring Road have both
decel and excel lanes; and
2. Any necessary signalization be approved by Traffic
Engineering.
SECTION III.
All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
