An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November IS, 1983, entitled "An Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Constitution of the State of Georgia" by changing the Comprehensive Zoning Map from Zone R- lA (One-family Residence) to Zone R-IC (One-family Residence) affecting property located on a Bearing S 14048 140" Wand being 168 feet, more or less, south of the south right-of-way line of Toms Drive, and also being 595 feet, more or less, west of the southwest corner of the intersection of Spring Grove Drive and Toms Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residence) to Zone ~ R-IC (One-family Residence) affecting property as follows: Beginning at a point located on a Bearing S 14048'40" Wand being 168 feet, more or less, south of the south right-of-way line of Toms Drive, and also being 595 feet, more or less, west of the southwest corner of the intersection of Spring Grove"Drive and Toms Drive; thence, N 86024'33" E a distance of 323.07 feet to a point; thence, S 05012'40" W a distance of 314.03 feet to a point; thence, S 72059'20" W a distance of 598.75 feet to a point; thence, S 72027'57" W a distance of 550.88 feet to a point; thence, N 06048'56" E a distance of 223.43 feet to a point; thence, N 07021'08" E a distance of 299.66 feet to a point; thence, N 05040'17" E a distance of 69.23 feet to a point; thence, S 89036'35" E a distance of 260 feet, more or less, to a point located on the south right-of-way line of Blossom Drive (Dead End); thence, S 89036'35" E along the south right-of-way line of Blossom Drive (Dead End) a distance of 50 feet, more or less, to a point; thence, N 89036'35" E a distance of 170 feet, more or less, to a point; thence, N 86024'33" E a distance of 256.84 feet to the point of beginning. '': That this amendment to the Comprehensive Zoning Map is subject to the following stipulation: That this property be accessed through Dogwood Subdivision to Barton Chapel Road and there shall be only 28 lots. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
