'.: t An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983, entitled llAn Ordinance to Readopt and Reconfirm the
Comprehensi ve Zoning Ordinance adopted March 25, 1963, by
the Board of Commissioners of Richmond County and the
City Council of Augusta, together with all amendments
which have been approved by either the Board of
Commissioners of Richmond County or the City Council of
Augusta as authorized under the Home Rule Provisions of
the Constitution of the State of Georgia" by changing the
Comprehensive Zoning Map from Zone R-MH (Manufactured
Home Residential) to Zone R-1B (One-family Residence)
affecting property located on the west right-of-way line
of Gibraltar Drive, 101 feet, more or less, north of the
northwest corner of the intersection of Andorra Drive and
Gibral tar Drive; and for the repeal of ordinances.... in
conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map
from Zone R-MH
(Manufactured Home Residential) to Zone R-1B (One-family Residence)
affecting property as follows:
TRACT A
Beginning at a point located on the west right-of-way
line of Gibraltar Drive, 101 feet, more or less, north of
the northwest corner of the intersection of Andorra Drive
and Gibraltar Drive; thence, in a westerly direction a
distance of 480 feet, more or less, to a point; thence,
in a northerly direction a distance of 1,742 feet, more
or less, to a point; !thence, in an easterly direction a
distance of 280 feet, more or less, to a point; thence,
in a southwesterly direction a distance of 105 feet, more
or less, to a point; thence, in a southerly direction a
distance of 1,580 feet, more or less, to a point located
on the east right-of-way line of Gibraltar Drive; thence
in a westerly direction across the right-of-way of
Gibralter Drive to the point of beginning. This property
contains the following address ranges: 3601-3629
Gibraltar Drive and 3612-3620 Gibraltar Court.

SECTION II. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November; 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-
family Residence) to Zone R-1B (One-family Residence) affecting
property as follows:
TRACT B
Beginning at a point located 290 feet, more or less, west
of the southwest right-of-way line of Woodlake Road and
being 180 feet, more or less, north of the northwest
corner of the intersection of Tobacco Road and Woodlake
Road; thence, in a westerly direction a distance of 500
feet, more or less, to a point; thence, in a northerly
direction a distance of 1,370 feet, more or less, to a
point; ,thence, in an easterly direction a distance of 720
feet, more or less, to a point; thence, in a southerly
direction a distance of 1,700 feet, more or less, to the
point of beginning. This property is known Map #141,
Parcel 1.6 in the Richmond County Board of Tax Assessors'
office.
SECTION III.
That the Comprehensive Zoning Ordinance adopted by
the Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-
family Residence) to Zone R-1B (One-family Residence) affecting
property as follows:
TRACT C
Beginning at a point located on the southwest corner of
the intersection of San Sebastian Drive and Andorra
Drive; thence, in a westerly direction a distance of 680
feet, more or less, to a point; thence, in a
northwesterly direction a distance of 580 feet, more or
less, to a point; thence, in a northeasterly direction a
distance of 220 feet, more or less, to a point; thence,
in a southeasterly direction a distance of 383 feet, more
or less, to a point; thence, in an easterly direction a
distance of 344 feet, more or less, to a point; thence,
in a northeasterly direction a distance of 327 feet, more
or less, to a point; thence, in a southerly direction a
distance of 340 feet, more or less, to a point; thence,
in a southeasterly direction a distance of 140 feet, more
or less, to a point located on the northeast right-of-way
line of San Sebastian Drive; thence, in a southerly
direction along the northwest right-of-way line of San
Sebastian Drive a distance of 500 feet, more or less, to
the point of beginning. This property contains the
following addresses: 2601-2611 (odd numbers) Andorra
Drive, 2614-2618 (even numbers) Andorra Drive, and 3623-
3631 (odd numbers) San Sebastian Drive.

in a southeasterly direction a distance of 144.25 feet to

point located on the northeast right-of-way line of
Crosscreek Road; thence, in a northwesterly direction
along the northeast right-of-way line of Crosscreek Road
a distance of 160 feet, more or less, to a point; thence,
in a southerly direction across the right -of -way of
Crosscreek Road a distance of 70 feet, more or less, to
the point of beginning., This property consists of the'

SECTION V. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone B-2 (General
Business) to Zone R-1B (One-family Residence) affecting property as
follows:
TRACT E
Beginning at a point located on the southwest corner of
the intersection of Ewart Court and Woodlake Road;
thence, -in a southwesterly direction along the northwest
right-of-way line of Woodlake Road a distance of 110.0
feet to a point; thence, in a northwest direction a
distance of 895 feet, more or less, to a point; thence,
in a northeast direction a distance of 1,000 feet, more
or less, to a point located on the southwest right-of-way
line of Crosscreek Road; thence, in a southeasterly
direction along the southwest right-of-way line of
Crosscreek Road a distance of 124.98 feet to a point;
thence, in a southwest direction a distance of 142.95
feet to a point; thence, in a southeasterly direction a
distance of 481.64 feet to a point; thence, in a
southwest direction a distance of 507.53 feet to a point;
thence, in a southeasterly direction a distance of 135.09
feet to a point located on the northwest right-of-way
line of Woodlake Road; thence, in a southwesterly
direction along the northwest right-of-way line of
Woodlake Road (across Ewart Ct.) a distance of 268 feet
to the point of beginning. ' This property contains the

130, Parcel 767 in the Richmond County Board of Tax

SECTION VI. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
