An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City, Council of Augusta effective November 15,
1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by
the Board of Commissioners of Richmond County and the
City Council of Augusta, ,together with all amendments
which have been approved by either the Board of
Commissioners of Richmond County or the City Council of
Augusta as authorized under the Home Rule provisions of
the Constitution of the State of Georgia" by changing the
Comprehensive Zoning Map from Zone R-3C (Multiple-family
Residence) to Zone R-1C (One-family Residence) affecting
property located where the southwest right-of-way line of
Faircrest Avenue intersects the centerline of Marathon

conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3C (Multiple-
family Residence) to Zone R-1C (One-family Residence) affecting
property as follows:
TRACT A
Beginning at a point located where the southwest right-
of-way line of Faircrest Avenue intersects the centerline
of Marathon Drive extended; thence, in an easterly
direction along the southwest right-of-way line of
Faircrest Avenue a distance of 70 feet, more or less, to
a point; thence, in a southwesterly direction a distance
of 188.8 feet to a point; ,thence, in a westerly direction
a distance of 1,100 feet, more or less, to a point;
thence, in a northeasterly direction a distance of 178.0
feet to a point located on the southwest right-of-way
line of Faircrest Avenue; thence, in an easterly
direction along the southwest right-of-way line of
Faircrest Avenue a distance of 1,,070 feet to the point of
beginning. This property contains the following
addresses: 2120-2140 (even) Faircrest Avenue.

SECTION II. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone B-2 (General
Business) to Zone R-1C (One-family Residence) affecting property as
follows:
TRACT B
Beginning at a point located 400 feet west of the
northwest right-of-way line of Peach Orchard Road, and
also being 980 feet, more or less, north of the northwest
corner of the intersection of Faircrest Avenue and Peach
Orchard Road; thence, in a northwesterly direction a
distance of 450 feet, more or less, to a point; thence,
in a southwesterly~~irection a distance of 260 feet, more
or less, to a point; thence, in a northwesterly direction
a distance of 1,025 feet, more or less, to a point;
thence, in a northeasterly direction a distance of 520
feet, more or less, to a point; thence, in a
southeasterly direction a distance of 1,480 feet to the
point of beginning. This property contains approximately
15 acres.
SECTION III.
That the Comprehensive Zoning Ordinance adopted by
the Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-
family Residence) to Zone R-1B (One-family Residence) affecting
property as follows:
TRACT C
Beginning at a point located on the northwest right-of-
way line of Greenwood Drive, 435 feet, more or less,
south of the southwest corner of the intersection of
Pepperidge Drive and Greenwood Drive; thence, in a
southwesterly direction a distance of 235 feet, more or
less, to a point; thence, in a southwesterly direction a
distance of 1,160 feet, more or less, to a point; thence,
in a northwesterly direction a distance of 935 feet, more
or less, to a point; thence, in a northeasterly direction
a distance of 50 feet, more or less, to a point; thence,
in a northwesterly direction a distance of 350 feet, more
or less, to a point; thence, in a northeasterly direction
a distance of 170 feet, more or less, to a point located
on the southwest right-of-way line of Monte Carlo Drive;
thence, in a southeasterly direction along the southwest
right-of-way line of Monte Carlo Drive a distance of 30
feet, more or less, to a point located on the southeast
right-of-way line of Monte Carlo Drive (Dead End(;
thence, in a northeasterly direction along the southeast
right -of -way line of Monte Carlo Drive, (Dead End) a
distance of 50 feet, more of less, to a point; thence, in
a northeasterly direction a distance of 720 feet, more or
less, to a point located on the east right-of-way line of
Storey Brook Road; thence, in a southeasterly direction
a distance of 1,030 feet to the point of beginning. This
property contains approximately 32 acres and is known as
Tax Map #143, Parcel #24 in the Richmond County Board of
Tax Assessors' office.

SECTION IV. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
