ORDINANCE NO.~ An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm the , Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule provisions of the Constitution of the State of Georgia" by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-family Residence) to Zone R-1 (One-family Residence) affecting property located where the northeast right-of-way line of Stevens Creek Road intersects the northwest right-of-way line of Dennis Road; and for the repeal of ordinances in conflict herewith and for other purposes: -il<..: , THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-3B (Multiple- family Residence) to Zone R-1 (One-family Residence) affecting property as follows: Beginning at a point located where the northeast right- of-way line of Stevens Creek Road intersects the northwest right-of-way line of Dennis Roadj thence, in a northwesterly direction along the northeast right-of-way line of Stevens Creek Road a distance of 663 feet, more or less, to a point located on the Columbia County/Richmond County boundary linej thence, in a northeasterly direction along the Columbia County/Richmond County boundary line a distance of 200 feet, more or less, to a point located on the northwest right-of-way line of Pheasant Creek Drivej thence, N 53000'25" E along the northwest right-of-way line of Pheasant Creek Drive a distance of 900 feet, more or less, to a pointj thence, in an easterly direction across the right-of-way of Pheasant Creek Drive a distance of 270 feet, more or less, to a pointj thence, in a northwesterly direction a distance of 224 feet, more or less, to a point located on the Richmond County/Columbia County boundary linej thence, in a northeasterly direction along the Richmond County/Columbia County boundary line a distance of 470 feet, more or less, to a point located on the southwest right-of-way line of Alice -. , ~~ ',' ....~ ..- . ,., " .' ~- Lane; thence, in a southeasterl"y direction along the southwest right-of-way line of Alice Lane a distance of 318 feet, more or less, to a point; thence, in a southwesterly direction a distance of 445 feet, more or less, to a point; thence, in a northwesterly direction a distance of 50 feet, more or less, to a point; thence, in a southwesterly direction a distance of 621.23 feet to a point; thence, in a southeasterly direction a distance of 428 feet, more or less, to a point located on the northwest right-of-way line of Dennis Road; thence, in a southwesterly direction along the northwest right-of-way line of Dennis Road a distance of 760.64 feet to the point of beginning. The subj ect area contains the following address ranges: 2701-2716, 2718, 2720, 2722, 2724 & 2726 Boar's Head Road; 2010, 2012, 2014, 2016 & 2018 Pheasant Creek Road; 475-479 Falcon Drive. SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this l~ day of [)~ , 1998.
