adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,

1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by

the Board of Commissioners of Richmond County and the

City Council of Augusta, together with all amendments
which have been approved by either the Board of
Commissioners of Richmond County or the City Council of
Augusta as authorized under the Home Rule provisions of
the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone A (Agriculture) to
Zone B-2 (General Business) affecting property located
where the centerline of Belair Road extended intersects

the north right-of-way line of Wrightsboro Road; and for
the repeal of ordinances in conflict herewith and for
other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond' County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture)
to Zone B-2 (General Business) affecting property as follows:
Beginning at a point located where the centerline of
Belair Road extended intersects the north right-of-way
line of Wrightsboro Road; thence, in a northwesterly
direction along the north 'right-of-way line of
Wrightsboro Road a distance of 80 feet, more or less, to
a point; thence, in a northeasterly direction a distance
of 270 feet, more or less, to a point; thence, in a
southeasterly direction a distance of 75 feet, more or
less, to a point; thence, in a southerly direction a
, distance of 227 feet, more or less, to a point located on
the north right-of-way line of Wrightsboro Road; thence,
in a westerly direction along the north right-of-way line
of Wrightsboro Road a distance of 50 feet, more or less,
to the point of beginning. This property contains .58
acres and is known under the present numbering system as
3529 Wrightsboro Road.

SECTION II. That this amendment to the comprehensive Zoning Map is
subject to the following stipulations:
1) That an acceptable off-street parking plan be
approved by the Planning Commission staff prior to .
the issuance of a certificate of Occupancy for any
conversion of the existing residence to a non-
residential use; and
2) That this plan include the required off-street
parking in the rear yard of the site as presently
developed and that the internal traffic design
allow a forward exit of automobiles onto
Wrightsboro Road.
SECTION III. All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
