''\ '\ \ ~t~ ',", An Ordinance to ORDINANCE NO. bJLlS amend the comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, ~1983, entitled "An Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which have been approved by either the Board of Commissioners of Richmond County or the city Council of Augusta as authorized under the Home Rule provisions of the Constitution of the state of Georgia" by changing the Comprehensive Zoning Map from Zone R-1B (One-family Residence) to Zone P-1 (Professional) affecting property located on the northwest right-of-way line of Russell street, 167.03 feet north of the northwest corner of the intersection of Walton Way and Russell street; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which{is set out above, is amended by changing the comprehensive Zoning Map from Zone R-1B (One-family Residence) to Zone P-1 (Professional) affecting property as follows: Beginning at a point located on the northwest right-of~ way line of Russell street, 167.03 "',feet north of the northwest corner of the intersection of Walton Way and Russell street; thence, N 63027' 33" W a distance of 149.53 feet to a point; thence, N 23024'47" E a distance of 75.03 feet to a point; thence, S 63027'33" E a distance of 149.53 feet to a point located on the northwest right-of-way line of Russell Street; thence, S 23024'47" W along the northwest right-of-way line of Russell Street a distance of 75.0 feet to the point of beginning. This property contains. 26 acres and is known under the present numbering system as 821 Russell street. / , " . , , ~.......~,... "'...."'- -~ ~ .~ ,.+- ;;;'\ SECTION II. That this amendment to the Comprehensive Zoning Map is subject to the following stipulations: 1) The existing residential structure be adapted without a drastic change of appearance; 2) Vehicle parking be in the rear yard and be adequately screened from adjacent residential land use; and 3) That the main structure be used as a single-family residence or professional, no mUlti-family residential. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. day of 'Izp)~ lld~ , 1998.
