An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by
'the Board of commissioners of Richmond County and the
.city Council of Augusta, together with all amendments
'which have been approved by either the Board of
commissioners of Richmond County or the City Council of
,~ugusta as authorized under the Home Rule Provisions of
'the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone R-MH (Manufactured
Home Residential) to Zone B-1 (Neighborhood Business)
affecting property located on the south right-of-way line
of Tobacco Road, 3,000 feet, more or less, west of the
Bouthwest corner of the intersection of White pine Court
and Tobacco Road; and for the repeal of ordinances in
conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensi ve zoning Map from Zone R-MH
(Manufactured Home Residential) to Zone B-1 (Neighborhood Business)
affecting property as follows:
Beginning at a point located on the south right-of-way
line of Tobacco Road, 3,000 feet, more or less, west of
t:he southwest corner of the intersection of White pine
Court and Tobacco Road; thence, in a southerly direction
al distance of 160.28 feet to a point; thence, in a
\\resterly direction a distance of 137.35 feet to a point;
t:hence, in a northerly direction a distance of 160.28
feet to a point located on the south right-of-way line of
'I'obacco Road; thence, in an easterly direction along the
south right-of-way line of Tobacco Road a distance of
138.07 feet to the point of beginning. This property
contains .63 acres and is known under the present
numbering system as 2432-A Tobacco Road.

SECTION II. That this amendment to the Comprehensive Zoning Map is
subject to the following stipulations:
'rhe building shall be constructed as a business, not a
:manufactured home, with landscaping and a buffer with
,appropriate fencing for children.
SECTION III. All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
