An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by
th.e Board of Commissioners of Richmond county and the
city Council of Augusta, together with all amendments
which have been approved by either the Board of
commissioners of Richmond county or the City Council of
Augusta as authorized under the Home Rule Provisions of
the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone A (Agriculture) and
Zone R-1 (One-family Residence) to Zone B-1 (Neighborhood
Bu::>iness) affecting property located on the southwest
corner of the intersection of Mike Padgett Highway and
Hephzibah-McBean Road; and for the repeal of ordinances
in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board o:E Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture)
and ZonH R-1 (One-family Residence) to Zone B-1 (Neighborhood
Business) affecting property as follows:
Beginning at a point located on the southwest corner of
the intersection of Mike Padgett Highway and Hephzibah-
McBean Road; thence, S 10036'40" W along the west right-
of-way line of Mike Padgett Highway a distance of 41.84
fee't to a point; thence, S 81002'44" W a distance of
676.39 feet to a point; thence, N 06050'00" E a distance
of 225.78 feet to a point located on the south right-of-
way line of Hephzibah-McBean Road; thence, S 83010'00" E
along the south right-of-way line of Hephzibah-McBean
Road a distance of 653.63 feet to the point of beginning.
This property contains approximately 2.0 acres.
SECTIon II. All Ordinances or parts of Ordinances in conflict with
this Ordinance are hereby repealed.
