An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the ci,ty Council of Augusta effective November 15,
1983, entit:led "An Ordinance to Readopt and Reconfirm the
Comprehens:lve Zoning Ordinance adopted March 25, 1963, by
the Board of Commissioners of Richmond County and the
city Council of Augusta, together with all amendments
which havf~ been approved by either the Board of
Commissionf~rs of Richmond County or the city Council of
Augusta as authorized under the Home Rule provisions of
the Consti t:ution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone R-1A (One-family
Residence) and Zone B-1 (Neighborhood Business) to Zone
B-1 (Neighborhood Business) affecting property located on
the southWE!st right-of-way line of Lumpkin Road, 90 feet,
more or less, northwest of a point where the northwest
right-of-way line, of Deans Bridge Road intersects the
southwest right-of-way line of Lumpkin Road; and for the
repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That: the Comprehensive Zoning Ordinance adopted by the
Board of Commi:ss,i.oners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-1A (One-family
Residence) and Zone B-1 (Neighborhood Business) to Zone B-1
(Neighborhood Business) affecting property as follows:
Beginning at a point located on the southwest right-of-
way line of LUmpkin Road, 90 feet, more or less,
northwest of a point where the northwest right-of-way
line of Deans Bridge Road intersects the southwest right-
Of-way linf~ of Lumpkin Road; thence, in a southwesterly
direction a distance of 150 feet, more or less, to a
point; thence, in a northwesterly direction a distance of
46.0 feet, to a point; thence, in a southwesterly
direction a distance of 120.5 feet to a point; thence, in
a northwesterly direction a distance of 232.44 feet to a
point locslted on the southeast right-of-way line of
Blackstone Road (unimproved); thence, in a northeasterly
direction along the southeast right-of-way line of
Blackstone Road (unimproved) a distance of 200.2 feet to
a point IClcated on the southwest right-of-way line of
Lumpkin Road; thence, in a southeasterly direction along

the south'llest right-of-way line of Lumpkin Road a
'distance of 394.0 feet to the point of beginning. This
property contains 1.71 acres.
SECTION II. ThcLt this amendment to the Comprehensive zoning Map is
subject to the following stipulation:
That the petitioner shall maintain a twenty (20) foot
natural bu.ffer along the north property line (Blanche
Street uni.mproved); and there shall be no access to
Blanche Street.
SECTION III. J~ll Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
