ORDINANCE NO. ~ /)01 An Ordinam:::e to amend the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County and the City Council of Augusta effective November 15, 1983, enti1:led "An Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the City Council of Augusta, together with all amendments which hav.e been approved by ei ther the Board of Commission,ers of Richmond County or the City Council of Augusta as authorized under the Home Rule Provisions of the Consti 1:ution of the state of Georgia" by changing the comprehens:ive Zoning Map from Zone A (Agriculture) to Zone B-2 (General Business) affecting property located on the northeiist right-Of-way line of Mike Padgett Highway (Ga. Hwy. #56), 175 feet, more or less, south of the southeast c:orner of the intersection of Tobacco Road and Mike Padge1:t Highway; and for the repeal of ordinances in conflict hc~rewith and for other purposes: THE AUGUSTA-RICliMOND COUNTY COMMISSION HEREBY ORDAINS: SECTION I. That: the Comprehensive Zoning Ordinance adopted by the Board of commi:;sioners of Richmond County on the 15th day' of November, 1983, the caption of which is set out above, is amended by changin~ the Comprehensive Zoning Map from Zone A (Agriculture) to Zone B-2 (General Business) affecting property as follows: Beginning ut a point located on the northeast right-of- way line a,f Mike Padgett Highway (Ga. Hwy. #56), 175 feet, more ,or less, south of the southeast corner of the intersection of Tobacco Road and Mike Padgett Highway; thence, S 89012' 40" ,E a distance of 443.14 feet to a point; thence, N 08038'55" W a distance of 213.74 feet to a point; thence, N 26038'11" W a distance of 27.81 feet to a point located on the south right-Of-way line of ,Tobacco Road; thence, S 89005'49" E along the south right-of-way line of Tobacco Road a distance of 44.20 feet to a point; thence, S 08038'55" E a distance of 239.26 feet: to a point; thence, in an easterly direction a distance of 554.86 feet to a point; thence, S 01013'15" E a distance of 407.19 feet to a point; thence, S 67057'07: ~r a distance of 236.4 feet to a point; thence, in a westerly direction a distance of 493.05 feet to a point; thence, S 62029'28" W a distance of 39.67 feet to a point; thence, N 72017'30" W a distance of 35.22 feet "' ~? .-.' rr~ ~.... .~ .. r ~ . to a point located on the northeast right-of-way line of Mike Padgett Highway; thence, in a northwesterly direction along the northeast right-of-way line of Mike Padgett Hiqhway a distance of 666.40 fe~t to the point of beginning. This property contains 11.16 acres. SECTION II. ThcLt this amendment to the Comprehensive Zoning Map is subject to the following stipulation: That the pE~titioner shall construct a six (6) foot wooden privacy fE~nce along the west side of the entrance to Tobacco Road. SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance ,are hereby repealed. Done in Op.:m Meeting under the Common Seal thereof this / "'J m, day o'f ."g~,-! ' 1998.
