An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983 i entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by

the Board of Commissioners of Richmond County and the
City Council of Augusta, together with all amendments
which have been approved by either the Board of
Commissioners of R1cfimond County or the City Council of
Augusta as authorized under the Home Rule provisions of
the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone R-1C (One-family
Residence) to Zone B-1 (Neighborhood Business) affecting
property located on the south right-of-way line of
Central Avenue, 96.0 feet west of the southwest corner of
the intersection of Merry street and Central Avenue; and
for the repeal of ordinances in conflict herewith and for
other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by chang-i'ng,."~~e Comprehensive Zoning Map from Zone R-1C (One-family
Residence) to Zone B-1 (Neighborhood Business) affecting property

as follows :'"
Beginning at a point located on the south right-of-way
line of Central Avenue, 96.0, feet west of the southwest
corner of the intersection of Merry street and Central
Avenue; thence, S 50052'00" E a distance of 140.20 feet
to a point; thence, S 42029'58" W a distance of 48.00
feet to a point; thence, N 50052'0411 W a distance of
140.20 feet to a point located on the south right-of-way
line of Central Avenue; thence, N 42030'00" E along the
south right-of-way line of Central Avenue a distance of
48.00 feet to the point of beginning. This property
contains .15 acres and is known under the present
numbering system as 1804 Central Avenue.

SECTION II. That this amendment to the Comprehensive Zoning Map is
subject to the following condition:
That the vehicle parking shall be in the rear of the
property; and that the signage for the business conform
to section 25-B of the Zoning Ordinance.
SECTION III. All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
