An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by
the Board of Commissioners of Richmond County and the
City Council of Augusta, together with all amendments
which have been approved- 'by either the Board of
commissioners of Richmond County or the city council of
Augusta as authorized under the Home Rule provisions pI
the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone R-3B (Multiple-family
Residential) to Zone B-2 (General Business) affecting
property located on the southeast right-of-way of the CSX
Railroad line, 240 feet, more or less, northeast of a
point where the southeast right-of-way of the CSX
Railroad line intersects the northeast right-of-way line
of stevens Creek Road; and for the repeal of ordinances
in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone R-3B (Multiple-
family Residential) to Zone B-2 (General Business) affecting

property as follows:

Beginning at a point locatbd on the southeast right-of-
way of the CSX Railroad line, 240 feet, more or less,
northeast of a point wherelthe southeast right-of-way of
the CSX Railroad line inte~sects the northeast right-of-
way line of Stevens Creek Road; thence, in a

northeasterly d~rect~on al9ng the southeast r~ght-of-way
of the CSX Railroad line a distance of 1900 feet, more or
less, to a point; thence ,I in a southerly direction a
distance of 772 feet, morel or less, to a point; thence,
in a northwesterly direction a distance of 580 feet, more
or less, to a point; thence, in a westerly direction a
distance of 502 feet, more or less, to a point; thence,
in a southwesterly direction a distance of 747 feet, more
or less, to a point; thence, in a westerly direction a
distance of 214 feet, more or less, to a point; thence,
in a northwesterly direction a distance of 212 feet, more
or less, to the point of beginning. This property
contains approximately 15.9 acres. (

SECTION II. That this amendment to the Comprehensive Zoning Map is
subject to the following stipulation:
Use of the property shall be limited to a business park
per 22-1 (b) (11), mini warehouses, or those uses permitted
in the Neighborhood Business (B-1) zone. If the use is
a business park, then all wholesale, storage, and
warehouse space shall be designed and constructed to
serve the commercial, retail, or service tenants of the
project, and to the extent possible to discourage use by
trucks having more than two axles.
'SECTION III. All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
