An Ordinance to amend the Comprehensive Zoning Ord,inance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by
the Board of Commissioners of Richmond County and the
City council of Augusta, together with all amendments
which have been approved by either the Board of
Commissioners of Richmond County or the City Council of
Augusta as authorized under the Home Rule provisions of
the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone R-1 (One-family
Residence) to Zone R-1D (One-family Residence) affecting
property located on the southeast corner of the
intersection of Church Road and Inez street; and for the
repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by 'changing the Comprehensive Zoning Map from Zone R-1 (One-family
Residence) to Zone R-1D (One-family Residence) affecting property
as follows:
Beginning at a point located on the southeast corner of
the intersection of Church Road and Inez Street; thence,
in an easterly direction along the south right-of-way
line of Church Road a distance of 196.0 feet to a point;
thence, in a northerly direction a distance of 15 feet,
more or less, to a point located on the north right-of-
way line of Church Road; thence, in a westerly direction
along the north right-of-way line of Church Road a
distance of 60.0 feet to a point; thence, in a northerly
direction a distance of 130 feet, more or less, to a
point; thence, in an easterly direction a distance of
237.9 feet to a point; thence, in a northerly direction
a distance of 76.0 feet to a point; thence, in a
southeasterly direction a distance of 180.74 feet to a
point; thence, in a southerly direction a distance of
138.0 feet to a point; thence, in a westerly direction a
distance of 14.2 feet to a point; thence, in a southerly
direction a distance of 88.0 feet to a point located on
the north right-of-way line of Church Road; thence, in a
westerly direction along the north right-of-way line of
Church Road a distance of 463.0 feet to a point located
on the northeast corner of the. intersection of Inez

street and Church Road; thence, in a northerly direction
along the east right-of-way line of Inez street a
distance of 144.0 feet to the point of beginning. This
property contains approximately 2.56 acres.
SECTION II. That this amendment to the Comprehensive Zoning Map is
subject to the following stipulation:
1. That the developer dedicate additional land to provide a
50 foot right-of-way for Church Road; and
2. That he reconstruct the street with curb and gutter to
County Standards (31 feet from back of curb to back of
curb) in front of this proposed development.
SECTION III.
All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
