An Ordinance to amend the Comprehensive Zoning Ordinance
adopted by the Board of Commissioners of Richmond County
and the City Council of Augusta effective November 15,
1983, entitled "An Ordinance to Readopt and Reconfirm the
Comprehensive Zoning Ordinance adopted March 25, 1963, by
the Board of Commissioners of Richmond County and the
City Council of Augusta, together with all amendments
which have been approved by either the Board of
commissioners of Richmond County or the City Council of
Augusta as authorized under the Home Rule Provisions of
the Constitution of the state of Georgia" by changing the
Comprehensive Zoning Map from Zone A (Agriculture) and
Zone R-IB (One-family Residence) to Zone R-1B (One-family
Residence) affecting property located on the northeast
right-of-way line of Greenway Drive, 120.0 feet southeast
of the southeast corner of the intersection of Fairwood
Drive and Greenway Drive; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA-RICHMOND COUNTY COMMISSION COUNCIL HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the
Board of Commissioners of Richmond County on the 15th day of
November, 1983, the caption of which is set out above, is amended
by changing the Comprehensive Zoning Map from Zone A (Agriculture)
and Zone R-1B (One-family Residence) to Zone R-1B (One-family
Residence) affecting property as follows:
Beginning at a point located on the northeast right-of-
way line of Greenway Drive, 120.0 feet southeast of the
southeast corner of the intersection of Fairwood Drive
and Greenway Drive; thence, N 58051'56" E a distance of
424.86 feet to a point located on the west right-of-way
line of North Leg Road; thence, in a southerly direction
along the west right-of-way line of North Leg Road a
distance of 417 feet, more or less, to a point located
where the west right-of-way line of North' Leg Road
intersects with the northwest right-of-way line of the
Georgia Railroad; thence, S 59016'28" W along the
northwest'right-of-way line of the Georgia Railroad a
distance of 453.75 feet to a point; thence, N 31003'59"
W a distance of 389.53 feet to a point; thence, N
58051'56" E a distance of 170.00 feet to the point of
beginning. This property contains 4.71 acres.

SECTION II. That this amendment to the Comprehensive Zoning Map is
subject to the following stipulations:
1) That the number of lots not exceed 15;
2) The minimum square footage of the dwellings will be
at least 1,350 square feet;
3) The exterior composition of the homes will be a
combination of brick, stucco, wood, or vinyl with a
limited use of vinyl siding; and
4) The minimum lot size is to be 9,500 square feet.
SECTION III. All Ordinances or parts of Ordinances in conflict
with this Ordinance are hereby repealed.
