YEAR: I qq ~ BOX NUMBER: I FILE NUMBER: ) d.-S (y )- NUMBER OF PAGES: ~ ...<' ";/. :"~: " '1 't\ F([!!J ORDINANCE NO. 5<1 / if An Ordinance to amend the Comprehensive zoning Ordinance adopted by the Board of Commissioners of Richmond County and the city Council of Augusta effective November 15, 1983, entitled "An Ordinance to Readopt and Reconfirm the Comprehensive Zoning Ordinance adopted March 25, 1963, by the Board of Commissioners of Richmond County and the city Council of Augusta, together with all amendments which have been approved by either the Board of commissioners of Richmond County or the City Council of Augusta as authorized under the Home Rule provisions of the Constitution of the state of Georgia" by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residence) to Zone B-1 (Neighborhood Business) affecting property located on the southeast right-of-way line of Toucan Road, 142 feet, more or less, southwest of a point where the southwest right-of-way line of Ravenwood Drive intersects with the southeast right-of-way line of Toucan Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA-RICHMOND COUNTY COMMISSION-COUNCIL HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R-1A (One-family Residence) to Zone B-1 (Neighborhood Business) affecting property as follows: Beginning at a point located on the southeast right-of- way line of Toucan Road, 142 feet, more or less, s~uthwest of a point, whe:e the southwest right-of-way 11ne of Ravenwood Dr1ve 1ntersects with the southeast r~ght-~f-way l~ne of Toucan Road; thence, in an easterly d1:ect10n a dlstance of 50 feet, more or less, to a pOlnt; thence, S 34034'00" E a distance of 118 feet more 0: less, to a point; thence, in a westerly direction a dlstance of 225 feet, more or less to a point. thence in a northerly direction a distanc~ of 120 feet' more o~ 17ss, to a point located on the southeast right-of-way I1ne of Toucan Road; thence in an easterly direction a~ong the southeast right-of-way line of Toucan Road a dls~an7e of 170, feet, more or less, to the point of beglnnlng. ThlS property contains approximately .6 acres. -, -; ;.. SECTION II. That this amendment. to the Comprehensive Zoning Map is subject to the following stipulations: 1) Conditions of Tree Ordinance regarding rear yard landscaping shall apply to the property line adjacent to Toucan Drive; 2) No direct access to Toucan Drive; and 3) Office use only, no retail sales. SEC,!,ION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
