THIS INDENTURE, made this ~ day of ~~ 1996,
by and between LEROY H. SIMKINS, JR. and G. BRYAN SIMKINS, IN THEIR
REPRESENTATIVE CAPACITY AS EXECUTORS OF THE ESTATE OF LEROY H.
SIMKINS, SR., as party of the first part, and RICHMOND COUNTY,
GEORGIA, a political subdivision of the State of Georgia, as party
of the second part;
WIT N E SSE T H:
That the party of the first part, for the sum of Six
Hundred Fifty Thousand and No/IOO
($650,000.00) Dollars, cash in
hand paid, and other good and valuable considera!:ion, receipt
whereof is hereby acknowledged, do hereby grant, bargain, sell and
convey unto the party of the second party, its successors and
assigns, the following described property, to-wit:

All that tract or parcel of land, with any
improvements thereon, situate, lying and being
in the State of Georgia, County of Richmond,
containing 359 acres, more or less, and being
shown and designated as "Tract 3 II upon a
certain Compiled Plat dated April 4, 1974,
prepared for Leroy Simkins by Baldwin &
Cranston Associates, Inc. and recorded in the
office of the Clerk of the Superior Court of
Richmond County, Georgia, in Realty Reel 38,
at pages 57l-578; said plat being specifically
incorporated herein by reference for a more
particular description of the location, metes,
bounds, courses, and distance of said
property. The said property is shown as
Parcel l59.0l on Map Sheet 54 in the records
,of the Richmond County Tax Assessors' office.

TO HAVE AND TO HOLD the said parcel of land, together
with all rights, ways and appurtenances thereto belonging or in
anywise appertaining unto the party of the second part, its
successors and assigns, in fee simple, forever.
AND the party of the first part does hereby warrant the
title to said property to the party of the second part and will
forever defend the same against the lawful claims of all persons
whomsoever.
