THIS INDENTURE, made this ~'day of ~~~~ 1997,
by and between JIMMY LEEWOOD MARTIN, of Richmond County, Georgia,
as party of the first part, and AUGUSTA, GEORGIA, a political
subdivision of the State of Georgia, as party of the second part;
WIT N E SSE T H:
That the party of the first part, for the sum of Ninety-
Seven Thousand Six Hundred Fifty-One and 75/100 ($97,651.75)
Dollars, cash in hand paid, receipt whereof is hereby acknowledged,
does hereby grant, bargain, sell and convey unto the party of the
second party, its successors and assigns, the following described
property, to-wit:
ALL that lot or parcel of land, with
improvements thereon, situate, lying and being
in Augusta, Richmond County, Georgia, situated
on the North side of Broad Street, between
Jackson Street (also known as 9th Street) and
Campbell Street (also known as 8th Street),
said lot having the following dimensions:
Beginning at the Southwest corner of said lot,
which corner lies at the intersection of the
Northern line of Broad Street with the Eastern
line of the alley known as Burum's Alley,
which bounds said lot on the West, and running
. Eastwardly along the Northern line of said
Street a distance of twenty-nine (29) feet six
(6) inche~, more or less, to the middle of the
partition wall between said improvements and
the improvements next East thereof, the
property of Maxwell; thence North along the
middle of said partition wall a distance of
forty (40) feet one and one-fourth (1-1/4), n€P

inches, more or less; thence ~est a distance
of four (4) feet seven and three-fourths
(7-3/4) inches, more or less, to the Eastern
side of a brick partition wall between said
lot and the lot next East thereof; thence
North along the Eastern side of said partition
w~ll and ten (10) feet beyond the end of the
same a distance of eighty (80) feet one (1)
inch, more or less; thence East a distance of
two (2) feet two (2) inches, more or less,
making a width at this point from the East
side of Burum's Alley of twenty-six (26) feet
nine (9) inches, more or less, which distances
includes the two (2) feet two (2) inches;
thence North a distance of one hundred sixty
(160) feet one (1) inch, more or less, until
the said line reaches the Southern line of an
alley about twenty-three (23) feet wide which
bounds said lot on the North; thence West
along the Southern line of said alley a
distance of twenty-six (26) feet nine (9)
inches, more or less, until said line reaches
the Eastern line of said Burum's Alley, which
is about ten (10) feet wide and which bounds
said lot on the West; thence South along the
Eastern line of aid alley a distance of two
hundred eighty (280) feet ten (10) inches,
more or less, until said line reaches the
point of beginning at the Southwest corner of
said lot. The improvements located on said
property were formerly known as 823 Broad
Street and 841 BroadStreet, but are now known
as 839-841 Broad Street under the system of
street numbering currently in use by Augusta,
Richmond County, Georgia.
Being the same property conveyed to the party
of the first part by warranty deed of Bertram
Maxwell, III, et al., dated December 30, 1996,
and recorded in the office of the Clerk of the
Superior Court of Richmond County, Georgia, in
Realty Reel 546, page 67.
TO HAVE AND TO HOLD the said parcel of land, together
with all rights, ways and appurtenances thereto belonging or in

anywise appertaining unto the party of the second part, its
succes'sors and assigns, in fee simple, forever.
AND the party of the first part does hereby warrant the
title to said property to the party of the second part and will
forever defend the same against the lawful claims of all persons
whomsoever.
IN WITNESS WHEREOF, the party of the first part has
hereunto set his hand and seal, the day and year first above
written.
