FOR GOOD AND VALUABLE CONSIDERATION, McDuffie Bank & Trust
n/k/a First Bank of Georgia joins in this conveyance for the purpose of releasing and
quitclaiming all of its right, title and interest in and to the Security Deed from Southeastern
Housing, Inc, to McDuffie Bank & Trust, dated December 23, 1993, recorded in the
office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Reel 443,
page 681, and Modification dated December 30, 1996 and recorded in Realty Reel 544,
Page 1109, said Security Deed and Modification being satisfied pro tanto as to the property
consisting of 0.02 acres, as more fully described in the attached Right-of-Way map (revised
6/02/00), and being conveyed to Augusta, Georgia, but to remain in full force and effect as
to the property not hereinbefore released.

THIS CONVEYANCE made and executed the ~ day of ;fJ W

WITNESSETH that Southeastern Housing Center, Inc., the undersigned, is the owner of a tract of
land in RICHMOND COUNTY, through which Windsor Sprin~ Road Improvement, known as Windsor Sllrinl;
Road Improvement Project, has been laid out by W. R. Toole Engineers, Inc., being more particularly described
in a map and drawing of said project in the Public Works and Engineering office, to which reference is hereby
made.
NOW, THEREFORE, in consideration of the benetit to said property by the construction and maintenance
of said project, and in consideration of ONE DOLLAR ($ I .00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed.
SAID right-of-way is hereby conveyed in fee simple, consisting of 0.02 acre, more or less; and acre of
pem1anent drainage, utility and maintenance easement, more or less; and 2,694.95 sq. f1. of temporary construction
easement, more or less, as shown on a drawing of the property prepared by W. R. Toole Engineers, Inc., dated
January 8, 2000. and revised June 2, 2000, attached hereto and made a part of this description.
TO HAVE AND TO HOLD the said conveyed premises in fee simple.
I hereby specially warrant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.
