by and between ABE SCHNEIDER and ANNE T. SCHNEIDER, of Richmond
County, Georgia, as parties of the first part, and AUGUSTA,
GEORGIA, a political subdivision of the State of Georgia, as party
of the second part;

That the parties of the first part, for the sum of One
Hundred Eighty Thousand and NO/lOa ($180,000.00) Dollars, and other
good and valuable consideration, cash in hand paid, receipt whereof
is hereby acknowledged, do hereby grant, bargain, sell and convey
unto the party of the second party, its successors and assigns, the
following described property, to-wit:
ALL that lot or parcel of land, with
improvements thereon, situate, lying and being
in Augusta, Richmond County, Georgia, known
under the present system of numbering as 827-
829 Broad Street. Said property having a
frontage of. 38 feet 6 -1/2 inches, more or
less, on the North side of Broad Street,
between Jackson (Eighth) and Campbell (Ninth)
Streets, and extending back between parallel
lines a distance of 281 feet, more or less, to
a public alley. The eastern boundary line
for a distance of 78 feet being the middle of
the party wall separating the building located
upon the property herein described from the
building adj oining it from the East.
BOUNDED: North by a 23~foot wide public alley
and property now or formerly of Guy M. Bowen;
East by property of the Augusta Fede~al

Savings & Loan Association; South by Broad
Street; and West by property now or formerly
of William Schweigart. The property herein
conveyed being shown on a plat made by Baldwin
Engineering Company on November 10, 1951, and
designated on said plat as Nos. 827 and 829,
which plat is recorded in the office of the
Clerk of the Superior Court of Richmond
County, Georgia, in Realty Book 18-U's, page
136; together with all the rights of the
parties of the first part in and to the public
alley boundin~ the property on its Northern
boundary.
TO HAVE AND TO HOLD the said parcel of land, together
with all rights, ways and appurtenances thereto belonging or in
anywise appertaining unto the party of the second part, its
successors and assigns, in fee simple, forever.
AND the parties of the first part does hereby warrant the
title to said property to the party of the second part and will
forever defend the same against the lawful claims of all persons
whomsoever.
IN WITNESS WHEREOF, the parties of the first part have
hereunto set their hands and seals, the day and year first above
written.
