Seller and Purchaser hereby acknowledge that each has read and approved the foregoing Closing Statement and agree that it accurately reflects the substance of the financial aspects of the transaction contemplated by the parties and the parties hereby approve and direct the Closing Attorney to disburse the proceeds and expense of the sale and purchase in accordance with this Closing Statement. No responsibility is assumed by the Closing Attorney for the accuracy of the figures obtained from others. Seller and their agents, in receiving the funds disbursed herein, release the Purchaser and the Closing Attorney from any claims against the funds disbursed herein. 3. Wisnieski Attest: '71J1 ~ Its: CI k 0 ~ on Exhibit A ALL that property known as 848 Greene Street (formerly described as 402 9th Street) and situated in the City of Augusta, County of Richmond, State of Georgia and more fully described as follows: BEGINNING at the Southeast intersection of the property line of Greene Street, and Campbell (9th Street) thence running in a Southerly direction along the property line of 9th Street, a distance of 173.90 feet to a point; thence running in an easterly direction to an angle of 88 degrees 53 minutes a distance of 63.90 feet to a point; thence running in a northerly direction at an angle of 91 degrees 16 minutes for a distance of 174.47 feet to the property line of Greene Street, thence running in a Westerly direction at an angle of 83 degrees 15 minutes along the property line of Greene Street, a distance of 64.3 7 feet, more or less, to the point of the beginning, together with improvements thereon, including three 5,000 gallon and one 550 gallon underground tanks; subject to all rights, easements, restrictions, reservations and encumbrances of record, and all applicable zoning laws and regulations, building laws and ordinances, encroachments, special taxes and special assessments, if any, and general taxes payable in the tax year in which delivery of this deed is made. The above described property is the same as that conveyed to Claude H. Finley, Jr. and Donald R. Reynolds, by Special Warranty Deed from Sinclair Oil Corporation dated January 9, 1969, and recorded in the Office of the Clerk for the Superior Court of Richmond County, Georgiaat Deed Book 36-F, page 796. A fifty-percent (50%) undivided interest in and to said property was conveyed by Johnny V. Finley, aka Johnny V. Finley, Sr., Donald E. Finley and Connie F. Wisnieski, in their representative capacity as Co-Executors of the Last Will and Testament of Claude H. Finley, Jr., to Johnny V. Finley, aka Johnny V. Finley, Sr., Donald E. Finley and Connie F. Wisnieski by Deed of Assent dated January 17,2007 and recorded in said Clerk's Office in Deed Book 1100, at page 1721. Map and Parcel No. 047-1-197-00-0
