'" , ADDENDUM TO LEASE BETWEEN AUGUSTA RIVERFRONT LIMITED PARTNERSHIP AND AUGUSTA, GEORGIA, Successor by Consolidation to the CITY COUNCIL OF AUGUSTA, GEORGIA THIS AGREEMENT TO LEASE (" Addendum") made and entered into tIns day of ;J;Tl.F' 'I ,20~ by and between AZALEA DEVELOPMENT CORPORATION, a Georgia Limited Partnership (hereinafter referred to as "Lessor") and AUGUSTA, GEORGIA, Successor by Consolidation to the CITY COUNCIL OF AUGUSTA (hereinafter referred to as "Lessee). WITNESSETH WHEREAS, the Lessor and Lessee entered into a certain lease agreement dated January 31, 1990 (hereinafter called the "Lease"), and by Addendum to Lease dated June 22, 1994, which Agreements provided that Lessee would lease from Lessor 8,000 rentable square feet of office space (hereinafter called the "Premises"), on the 4th floor, Suite 400 of a certain structure known as the Augusta Riverfront Center, also known as One 10th Street, Augusta, Georgia 30901 wInch property was more particularly described in said lease and, WHEREAS, Lessee and Lessor by Addendum to Lease dated September 2001 extended the Lease for one year for the above referenced 8,000 square feet of office space tmder the temlS and conditions specified in the above referenced Master Lease and Addendum and as provided herein, "$ ,/ '>.~ .... ~ WHEREAS, Lessee has requested that the Lessor to extend the Lease for the above referenced 8,000 square feet of office space under the terms and conditions specified in the above referenced Master Lease and Addendum and as provided herein, NOW THEREFORE, in consideration of the mutual covenants flowing to and from each of the parties hereto, it is hereby agreed as follows: 1, Lessor and Lessee agree to extend the Lease Tern1 defined in the Lease for the 8,000 rentable square feet on the fourth (4th) floor defined herein and indicated on Exhibit A attached hereto for an additional one (1) year with the Lease Expiration Date revised to September 30,2003, 2, The Base Rental rate for the premises shall be as follows: Year #1 Oct. 1,2002 - September 30,2003 $30,00 per rentable square foot $240,000 per annum $20,000 per month 3.
