Grantor, and AUGUSTA NATIONAL, INC., hereinafter referred to as Grantee,
WHEREAS, by instrument dated Mav 4, 1999, and recorded in the Office of the Clerk of
Superior Court of Richmond County, Georgia, In Realty Reel 644, page 279, the Grantee
conveyed a permanent raw water transmission easement to the Grantor (hereafter the "1999

EasementH); and
WHEREAS, as part of the consideration for the 1999 Easement, Grantor agreed to construct
and provide, as speCified In the Project Manual for the "Augusta 60" Raw Water Transmission
Main" (maintained in the offices of Cranston, Robertson & Whitehurst, P.C., 452 Ellis Street,
Augusta, Georgia and the offices of that firm's successors), "a permanent easement for Ingress
and egress to and from the property" of the Grantee to West Vlneland Road; and
WHEREAS, Grantor also agreed in the 1999 Easement that "an appropriate curb cut shall be
installed on West Vlneland Road" and that a crush and run surface would be Installed.

WITNESSETH
NOW, THEREFORE, the Grantor, for and in consideration of the sum of Ten ($10.00) Dollars,
in hand well and truly paid by the Grantee at and before the sealing and delivery of these
presents, the receipt whereof Is hereby acknowledged, the fulfillment of Grantor's agreement
In the 1999 Easement and other valuable consideration, has granted, bargained, sold, conveyed
and confirmed, and by these presents does grant, bargain, sell, convey and confirm unto the
Grantee, Its successors and assigns, the herein described Easement for vehicular Ingress and
egress from West Vine land Road to the property of Grantee, across and through the following
described property, to-wit:
All that lot, tract and parcel of land situate, lying and being In the
90th G.M.D. of Augusta, Richmond County, Georgia beginning at a
point on the westernmost right-of-way of West Vine land Road
1452.89 feet, as measured along said right-of-way, south of the
intersection of said right-of-way with the southernmost rlght-of-
way of Washington Road; (this beginning point Is 42.89 feet S 130
08' 56" W of a point 1410 feet, as measured along said
westernmost right-of-way of West Vlneland Road from Its
referenced Intersection with the southernmost right-of-way of
Washington Road, on said West Vineland Road right-of-way
marking the Intersection of the property line dIviding the
property now or formerly of George S. Harrison and the property
of Augusta, Georgia); running thence 512052' 06" W, along said
right-of-way of West Vineland Road a distance of 30.04 feet to a
point; running thence N 770 22' 49" W a distance of 150.00 feet to
a point on the easternmost boundary of property owned by
Augusta National, Inc.; thence along said property line N lr 52'
06" E a distance of 30.83 feet to a point; thence S 77004' 41" E a
distance of 150.00 to the point of beginning on the westernmost
rIght-of-way of West Vlneland Road.
Said tract is more particularly shown and described on the plat
prepared by Cranston Engineering Group, P.C., dated November
28,2007, whIch plat Is recorded In the Clerk's office for the 1/
Superior Court of Richmond County, Georgia at Deed Book--::I-...,

Page ,;J/.'} and is Incorporated herein for a more complete and
accurate description of the easementtract hereby conveyed.
This Easement Is for the purpose of providing vehicular Ingress and egress from the property
of Grantee to West Vlneland Road In compliance with the agreement contained in the 1999
Easement. Grantor has provided the appropriate curb cut on West Vineland Road and either
has completed or will complete all additional requirements contained in the 1999 Easement.
Grantee, at Its own expense, shall maintain said Easement. Grantee shall be solely responsible
for maintaining said Easement at its sole cost in the future.
TO HAVE AND TO HOLD the above-granted permanent easement unto the Grantee, Its
successors and assigns forever and In perpetuity. Neither GRANTOR, its successors or assigns,
nor any other person or persons claiming under them shall at any time, by any means or ways,
have, claim or demand any right or title to the aforesaid described Easement premises or
appurtenances or any rights thereof.
IN WITNESS WHEREOF, the Grantor has caused these presents to be executed by its proper
officials the day and year first above written.
