THIS INDENTURE, made the II day of IIVGuST in the year two thousand and six,
between Woodrow W. Keel, as Personal Representative for the Estate of Lois C. Derminio,
hereinafter referred to as the Grantor and Augusta, Georgia, a political subdivision of the State of
Georgia, hereinafter referred to as the Grantee;
WITNESSETH
That the Grantor, for and in consideration ofTEN DOLLARS ($10.00) in hand and truly paid by
the Grantee at and before the sealing and delivery of these presents, and other valuable consideration, the
receipt whereof is hereby acknowledged, does hereby grant, bargain, sell, convey and confirm unto the
Grantee the following described real property;
TO WIT:
All that certain tract or parcel of land, situate, lying and being in Augusta, Georgia, containing 500
Square Feet (0.01 acre) and lying on the West side of Richmond Hill Road. Beginning at Station
27+07.03,31.09 feet Left at a point of intersection of the west right-of-way of Richmond Hill Road
and the north right-of-way of Steffan Way, said point being THE POINT OF BEGINNING; then
turning and traveling N570-00'-03" E along Steffan Way right-of-way, for a distance of 5.00 feet to a
point; then turning and traveling N 350-06'-06" E for a distance of99.92 feet to a point intersecting
with the northern most property line of property, now or formerly, of Lois C. Derminio; then turning
and traveling along property line S 570-00'-03" E for a distance of 5.00 feet to a point intersecting
with the west right-of-way line of Richmond Hill Road; then turning and traveling along west right-
of-way S 350-06'-06" W for a distance of99.92 feet back to the Point of Beginning.

Said parcel is shown as "Tract 5" on a plat prepared for Augusta, Georgia, by H&c Surveying, Inc.,
dated January 3,2006, and attached hereto as Exhibit "A", to which reference is hereby made for a
more complete and accurate description of said property, its exact location, dimensions, metes and
bounds.
ALSO A TEMPORARY CONSTRUCTION EASEMENT, being all that certain tract or parcel of
land, situate, lying and being in Augusta, Georgia, containing 1,499 Square Feet (0.03 acre) and lying
on the West side of Richmond Hill Road, and shown as "Easement Tract 10" on said plat. Beginning
at Station 27+07.03, 31.09 Left at a point of intersection of the west right-of-way of Richmond Hill
Road and the north right-of-way of Steffan Way, then turning and traveling along Steffan Way right-
of-way N 570-00' -03" W, for a distance of 5.00 feet to THE POINT OF BEGINNING; then traveling
along Steffan Way right-of-way N 570-00'-03" W for a distance of 15.01 feet to a point; then turning
and traveling N 350-06'-06" E for a distance of99.92 feet to a point intersecting with the northern
most property line of property, now or formerly, of Lois C. Derminio; then turning and traveling
along said property line S 570-00'-03" E for a distance of 15.01 feet to a point; then turning and
traveling S 350-06' -06" W for a distance of 99.92 feet back to the Point of Beginning.
TO HA VE AND TO HOLD said property, together with all the rights, ways and
appurtenances thereto belonging, or in anywise appertaining, unto the Grantee, Grantee's
successors, assigns, or legal representatives, in fee simple, forever.
AND GRANTOR SHALL AND WILL WARRANT and forever defend by virtue of these
presents, the right and title to the property unto Grantee against the claims of any person owning,
holding, or claiming by, through or under Grantor and all and every other person or persons.
IN WITNESS WHEREOF, the Grantor has signed and sealed this deed the day and year
first above written.
