property-owned by Harry L. and Frances E. Culbert located at Tax Map #110-3,
Parcel 216 which property was purchased by the City in connection with the Windsor
Spring. Road Improvement Project, and which deed was recorded in Book 701 .

THIS CONVEYANCE made and executed the J.J!-day of j} vq LISt-

WITNESSETH that Harry 1. and Frances E. Culbert. the undersigned, is the owner of a tract of
land in RICHMOND COUNTY, through which Windsor Spring Road Improvement. known as Windsor Sprin2
Road Improvement Proiect, has been laid out by W. R Toole Engineers, Inc., being more particularly described
in a map and drawing of said project in the Public Works and Engineering office, to which reference is hereby
made.
NOW, THEREFORE, in consideration of the benefit to said property by the construction and maintenance
of said project, and in consideration of ONE DOLLAR ($1.00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed.
SAID right-of-way is hereby conveyed in fee simple, consisting of 0.009 acre, more or less; and N/A acre
of permanent drainage, utility and maintenance easement, more or less; and 1.326.27 sq. ft. of temporary
construction easement, more or less, as shown on a drawing of the property prepared by W. R. Toole Engineers,
Inc., dated January 8. 2000. and revised April 12. 2000, attached hereto and made a part of this description.
TO HAVE AND TO HOLD the said conveyed premises in fee simple.
1 hereby specially waITant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.
JUST IN WITNESS THEREOF, I have hereunto set my hand and seal the day above written.
