Dear Lena:
I am enclosing herewith the original Right-ot-Way Deed with regard to
property owned by Francis P. Woods located at Tax Map #110-4, Parcel 162 which
property was purchased by the City in connection with the Windsor Spring Road
Improvement Project, and which deed was recorded in Book 701 commencing at
page 1395. I also enclose the original Partial Release which was recorded in Book
701 at page 1394. Please retain this Deed and Partial Release in the City's
permanent records.

TillS CONVEYANCE made and executed the lie- day of ~ ' 200 () .
WITNESSETH that Frances P. Woods. the undersigned, IS e owner of a tract ofland m
RICHMOND COUNTY, through which Windsor Sprinl! Road Improvement. known as Windsor Sprin~ Road
Improvement Proiect, has been laid out by W. R. Toole Engineers, Inc., being more particularly described in a
map and drawing of said project in the Public Works and Engineering office, to which reference is hereby made.
NOW, THEREFORE, in consideration of the benefit to said property by the construction and maintenance
of said project, and in consideration of ONE DOLLAR ($1.00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed.
SAID right-of-way is hereby conveyed in fee simple, consisting of 0.016 acre, more or less; and N/A acre
of permanent drainage, utility and maintenance easement, more or less; and 927.91 sq. ft. of temporary construction
easement, more or less, as shown on a drawing of the property prepared by W. R. Toole Engineers, Inc., dated
Januarv 8. 2000. and revised March 28,2000, attached hereto and made a part of this description.
TO HAVE AND TO HOLD the said conveyed premises in fee simple.
I hereby specially warrant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.
JUST IN WITNESS THEREOF, I have hereunto set my hand and seal the day above written.

FOR GOOD AND VALUABLE CONSIDERATION, Sun Trust Mortgage, Inc.
joins in this conveyance for the purpose of releasing and quitclaiming all of its right, title and
interest in and to the security deed from Francis P. Woods to Sun Trust Mortgage, Inc.,
dated August 27, 1998, recorded in the office of the Clerk of the Superior Court of
Richmond County, Georgia, in Realty Reel 609, page 836, said security deed being
satisfied pro tanto as to the property consisting of 0.016 acres and being conveyed to
Augusta, Georgia, but to remain in full force and effect as to the property not hereinbefore
released.
It is expressly understood that the release of said parcel from the lien shall not in any
way affect the lien of said Deed of Trust (Mortgage) upon the remaining land thereby
subject to the Deed of Trust/Mortgage.
