FOR GOOD AND VALUABLE CONSIDERATION, Commercial Federal
Mortgage Corporation, joins in this conveyance for the purpose of releasing and
quitclaiming all of its right, title and interest in and to the Security Deed from Ivan and Mary
Bolgla to Fulton Federal Savings & Loan, dated April 6, 1987, and transferred to
Commercial Federal Mortgage Corporation by Assignment of Security Deed dated
September 30, 1991, recorded in the office of the Clerk of the Superior Court of Richmond
County, Georgia, in Realty Reel 376, page 1771, said Assignment of Security Deed being
satisfied pro tanto as to the property consisting of 0.006 acres, as more fully described in
the attached Right-of-Way map (revised 4/12/00), and being conveyed to Augusta,

WITNESSETH that Ivan and Mary Bolgla , the undersigned, is the owner of a tract ofland in
RICHMOND COUNTY, through which Windsor Sprine Road Improvement. known as Windsor Spring Road
Improvement Project, has been laid out by W. R. Toole Engineers, Inc., being more particularly described in a
map and drawing of said project in the Public Works and Engineering office, to which reference is hereby made.
NOW, THEREFORE, in consideration of the benefit to said property by the construction and maintenance
of said project, and in consideration of ONE DOLLAR ($1.00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed.
SAID right-of-way is hereby conveyed in fee simple, consisting of 0.006 acre, more or less; and N/A acre
of permanent drainage, utility and maintenance easement, more or less; and 799.94 sq. ft. of temporary construction
easement, more or less, as shown on a drawing of the property prepared by W. R. Toole Engineers, Inc., dated
January 8, 2000, and revised Aori112, 2000, attached hereto and made a part of this description.
TO HA VE AND TO HOLD the said conveyed premises in fee simple.
I hereby specially warrant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.
JUST IN WITNESS THEREOF, I have hereunto set my hand and seal the day above written.
