THIS CONVEYANCE made and executed the ---3-- day of 3 t..J I '1 ' 20 0 / .
WITNESSETH that James M. Hull. ill . the undersigned, is the owner of a tract ofland in
RICHMOND COUNTY, through which Windsor Sprinl! Road Improvement, known as Windsor Sprinl! Road
Improvement Proiect, has been laid out by W. R. Toole Engineers, Inc., being more particularly described in a
map and drawing of said project in the Public Works and Engineering office, to which reference is hereby made.
NOW,. THEREFORE, in consideration of the benefit to said property by the construction and maintenance
of said projec.t, and in consideration of ONE DOLLAR ($1.00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed.
SAID right-of-way is hereby conveyed in fee simple, consisting of 0.156 acre, more or less; and N/A acre
of permanent drainage, utility and maintenance easement, more or less; and 5.045.83 sq. ft. of temporary
construction easement, more or less, as shown on a drawing of the property prepared by W. R. Toole Engineers,
Inc., dated January 8. 2000. and revised March 24.2000, attached hereto and made a part of this description.

TO HAVE AND TO HOLD the said conveyed premises in fee simple.
I hereby specially warrant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.

The construction work to be completed on parcel ~hall be performed in such a manner that
no more than one of the driveways giving access to the Windsor Square Shopping Center from
Windsor Spring Road shall be blocked at anyone time.

A portion of the property along the southeastern boundary of parcel +&8-:5 contains storm
drainage facilities for the Windsor Square Shopping Center (a wall and drainage structure). The
County :,hall remove the wall and connect the storm drainage facilities of Windsor Square
Shopping Center into the County's storm drainage system.
The County's contractor shall: (i) perform its work in a neat, first class manner including keeping
the Temporary Construction Easement graded and clear of unused materials and rubbish, (ii) not
locate a:::onstruction trailer on the Temporary Construction Easement, (iii) not store construction
equipment on the Temporary Construction Easement long-term (e.g. more than two nights in a
row) ancl (iv) leave the Temporary Construction Easement smooth graded (to a hand rake
standard) and sodded or seed planted with grass and shall continue to seed same until the grass is
established without bare patches.
