THIS INDENTURE, Made this 21st day of September, 2006 between
AUGUSTA, GEORGIA, a political subdivision of the State of Georgia, acting by and
through the Augusta-Richmond County Commission, as party of the First Part, and
WILLIAM T. BASS, LANE P. GARRETT and SAMUEL R. PENN, as parties of the
Second Part,
WITNESSETH:
That this conveyance is made pursuant to a Resolution duly adopted on September
5, 2006, by the Augusta-Richmond County Commission authorizing the sale of property
hereinafter described and authorizing the conveyance of said property (a copy of said
Resolution being attached hereto as Exhibit "B").
That the said party of the First Part, for and in consideration of the sum of Ten
Dollars and other good and valuable consideration, in hand paid, at and before the sealing
and delivery of these presents, the receipt of which is hereby acknowledged, has granted,
bargained, sold and conveyed, and by these presents does grant, bargain, sell and convey
unto the said parties of the Second Part, their heirs and assigns, the following described
property to wit:
See Exhibit A, hereto attached and by reference made a part hereof.
TO HA VE AND TO HOLD the said tract or parcel of land, with all and singular
the rights, members and appurtenances thereof, to the same being, belonging, or in
anywise appertaining, to the only proper use, benefit and behoof of the said parties of the
Second Part, their heirs and assigns, forever, in fee simple.
AND THE SAID party of the First Part, for itself, its successors and assigns, will
warrant and forever defend the right and title to the above described property, unto the
said parties of the Second Part, their heirs and assigns, against the claims of all persons
owning, holding or claiming by, through or under the said party of the First Part.
IN WITNESS WHEREOF, the said party of the First Part has hereunto set its
hand and seal, the day and year above written.

Exhibit A
All that lot or parcel of land, with improvements thereon, situate, lying and being in the
State of Georgia, County of Richmond containing 0.42 acres and being designated as
Tract "A" on a plat prepared by Toole Surveying Company, Inc. for Augusta - Richmond
County Commission dated January 6, 2006 and revised September 11, 2006, and
recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia,
in , page ; reference being made to said plat
for a more complete and accurate description as to the metes, bounds, courses, distances
and location of said property.
Said property is conveyed subject to twenty foot ingress-egress easement and a twenty
foot drainage and utility easement as shown on the aforementioned plat.
