WARRANTY DEED
THIS INDENTURE, Made this 25th day of April, 2008, between WAYNE SCHULTZ, of
Augusta-Richmond County, State of Georgia, as party of the First Part, and AUGUSTA,
GEORGIA, a political subdivision of the State of Georgia, as party of the Second Part,
WITNESSETH: That the said party of the First Part, for and in consideration of the sum of
Ten ($10.00) Dollars and other good and valuable consideration in hand paid, at and before the
sealing and delivery of these presents, the receipt of which is hereby acknowledged, has granted,
bargained, sold and conveyed, and by these presents do grant, bargain, sell and convey unto the said It
party of the Second Part, its successors and assigns, the following described property, to wit:
See Exhibit "A" hereto attached and by reference made a part hereof.
TO HAVE AND TO HOLD the said bargained premises, together with all and singular the
rights, members and appurtenances thereof, to the same being, belongiIlg or in anywise appertaining
to the only proper use, benefit and behoof of the said party of the Second Part, its successors and
assigns, forever, IN FEE SIMPLE.

Exhibit A
ALL THAT LOT, TRACT, OR PARCEL OF LAND, together with improvements thereon, if
any, lying, being, and situate in the State of Georgia and County of Richmond, being known and
designated as Lot 15, Hill Acres Subdivision as shown on a plat of Superior Court of Richmond
County, Georgia in Realty Book 14D, Page 497. Also that portion of Lot 16, Hill Acres
Subdivision, conveyed to Larry F. Putt by deed ofUoyd C. Hooper, by deed dated May 8,1974,
recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia on Realty
Reel 35, page 506. A plat showing this portion of Lot 16 is recorded in Deed Book 18-C, Page
467, reference being made to said plat for a more complete and accurate description as to metes,
bounds, courses, locations and distances of said property.
LESS AND EXCEPT all that tract or parcel of land lying and being in Land Lot nla of the nla
Land District and/o 90th Georgia Militia District of Richmond County, Georgia, being more
particularly described as follows:
Beginning at a point 13.97 feet right of and opposite Station 16+14.75 on the construction
centerline of Alexander Drive on Georgia Highway Project No. STP-000I-00 (794); running
thence N 25007'18.2" E a distance of 101.03 feet to a point 14.64 feet right of and opposite
station 17+ 15.77 on said construction centerline laid out for ALEXANDER DRIVE; thence S
73004'23.1" E a distance of 40.73 feet to a point 55.00 feet right of and opposite station
17+21.31 on said construction centerline laid out for ALEXANDER DRIVE; thence S
24044'30.6" W a distance of 100.92 feet to a point 55.00 feet right of and opposite station
16+20.39 on said construction centerline laid out for ALEXANDER DRIVE; thence N
73005'00.3" W a distance of 41.41 feet back to the point of beginning. Containing 0.094 acres
more or less.
The excepted property being the same property conveyed by Wayne Schultz to Augusta, Georgia
by right-of-way deed dated January 25,2008 and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Deed Book 1162, page 1121.
