acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, and by
these presents does grant, bargain, sell, alien, convey and confirm unto the' said
Grantee, its successors and assigns, that certain parcel or tract of land described on
Exhibit "A" attached hereto and incorporated fully as if set forth verbatim herein.
TO HAVE AND TO HOLD the said described property, with all and singular the
rights, members and appurtenances thereunto appertaining, to the only proper use,
benefit and behoof of the said Grantee, its successors and assigns, in FEE SIMPLE.

EXHIBIT "A"
ALL that tract or parcel of land, together with improvements thereon,
situate, lying and being in Augusta, Richmond County, Georgia, on the
northwest corner of Thirteenth Street and Market Street, designated as
"Tract A", and consisted on 0.40 acres, as shown upon a plat prepared by
W. R. Toole Engineers, Inc. for Wililam S. Jackson, Jr., dated August 15,
2002; said plat being attached hereto and made a part hereof; reference
being made to said plat for a more complete and accurate description as
to the metes, bounds and location of said property.
This property is known and designed as One Thirteenth Street by the
current system of street numbering in Augusta, Richmond County,
Georgia.
This is a portion of the same property conveyed to William S. Jackson, Jr.
by deed of Power Control Systems of Georgia, Inc., which is filed for
record in the Office of the Clerk of the Superior Court, Richmond County,
Georgia in Realty Book 694, page 141, et seq.
