NOTE: THE PURPOSE OF THIS CORRECTIVE SPECIAL WARRANTY DEED IS TO
DELETE THE INCORRECT PLATE REFERENCE "BOOK 1, PAGE 948" AND TO
SUBSTITUTE IN ITS PLACE THE CORRECT PLAT REFERENCE "BOOK 1, PAGE 950"
FOR REAL PROPERTY CONVEYED BY THOMAS BOWLES CLARK, INDIVIDUALLY
AND AS SOLE SURVIVING TRUSTEE UNDER THE WILL OF MARGARET JONES
CLARK, TO AUGUSTA, GEORGIA BY SPECIAL WARRANTY DEED DATED APRIL 20,
2005, AND FILED OF RECORD IN THE OFFICE OF THE CLERK OF THE SUPERIOR
COURT FOR RICHMOND COUNTY, GEORGIA, AT REALTY BOOK 991, PAGES 468-
469. I
THIS INDENTURE is made as of the ~ r:!:: day of N't1-Ve-,.,.,..Lzr , 2005,
between THOMAS BOWLES CLARK, individually and as sole surviving Trustee under
the Will of Margaret Jones Clark, hereinafter referred to as "Grantor," and AUGUSTA,
GEORGIA, a political subdivision of the State of Georgia, hereinafter referred to as "Grantee"
("Grantor" and "Grantee" to include their respective heirs, executors, administrators, successors
and assigns where the context requires or permits).
WITNESSETH
GRANTOR, in consideration for the sum of Fifteen Thousand and 001100 ($15,000.00)
and other valuable consideration, the receipt and sufficiency whereof are hereby acknowledged,
has granted, bargained, sold, conveyed and confirmed, and by these presents does hereby grant,
bargain, sell, convey and confirm unto the Grantee, its successors and assigns, the following real
property, to-wit:

All that parcel, piece or lot of land, together with improvements
thereon, situate, lying and being in the State of Georgia, County of
Richmond, City of Augusta, being known and designated as Map
046-4; parcel 085.0 (0.10 ac.) as shown on a plat prepared for
Augusta, Georgia by Cranston, Robertson & Whitehurst, P.C.,
dated February 23,2005, and recorded in the Office of the Clerk of
the Superior Court of Richmond County, Georgia, on April 21,
2005 at Book 1, page 950; reference being made to said plat for a
more complete and accurate description as to the metes, bounds
and location of said property.
This being the same property conveyed to Thomas Bowles Clark
and Schuyler W. Clark, Jr., as Trustees under the Last Will and
Testament of Margaret Jones Clark, and subsequently conveyed to
Thomas Bowles Clark under the Last Will and Testament of
Schuyler W. Clark, Jr.
Said property is conveyed subject to any easements or restrictions
of record in the aforesaid Clerk's office and the lease as reference
herein.
TO HAVE AND TO HOLD the said described property, with all and singular the rights,
members and appurtenances thereunto appertaining, to the only proper use, benefit and behoof of
the said GRANTEE, its successors and assigns, in FEE SIMPLE.
And the said GRANTOR warrants and will forever defend the right and title to the
property unto the said GRANTEE, its successors and assigns, against the lawful claims of all
persons oivmng, hOlding or claiming by, through or under the said GRANTOR.
