TO HAVE AND TO HOLD the said bargained premises, together with all and
singular the rights, members and appurtenances thereof, to the same being, belonging or in

Second Part, its successors and assigns, forever, IN FEE SIMPLE.

All that certain lot or parcel of land together with improvements thereon, situate, lying
and being in the State of Georgia, County of Richmond, City of Augusta, located on the
south side of Fenwick Street, fronting thereon a distance of 40.5 feet, more or less, and
extending back between parallel lines a distance of 160 feet, more or less, and known and
designated as Lot no. 3, Block No. 36, Ward 3, City of Augusta, Plat Book _' Said lot
is bounded on the North by the said Fenwick Street, East by Lot No.4; South by Talcot
Street; and West by Lot. No.2, all of which will more fully appear by reference to said
plat. Improvements on said lot are further known and designated as 940 Fenwick Street
under the present system of house numbering in the City of Augusta. Being the same
property conveyed to Fannie Harmon by deed from Patrick (P) J. Scully et al. dated May
6, 1949 and recorded in Realty Book 17E, pages 175-176.
