BARGAIN AND SALE DEED
TIDS INDENTURE is made as of February 22,2002, between SGE MORTGAGE FUNDING
CORPORATION, debtor in Chapter 11 Case No. 71191-JTL, (hereinafter referred to as "Grantor") and
Augusta, Georgia, (hereinafter referred to as "Grantee") ("Grantor" and "Grantee" to include their respective
heirs, successors, executors, administrators, legal representatives and assigns where the context requires or
permits).
WITNESSETH
GRANTOR, in consideration of the sum ofTen and Noll 00 Dollars ($10.00) and other valuable
consideration, the receipt and sufficiency whereof are hereby acknowledged, has granted, bargained, sold,
aliened, conveyed and confirmed, and does hereby grant, bargain, sell, alien, convey and confirm unto
Grantee all those tracts or parcels ofland lying and being in State of Georgia, County of Richmond, City of
Augusta (hereinafter referred to as the "Land") as more particularly described in the attached Exhibit "A",
which Exhibit is incorporated herein.
This deed is executed by John Flanders Kennedy as the designated responsible person for SGE
Mortgage Funding Corporation, Chapter 11 Case No. 99-71191-JTL by virtue of an Order Granting Debtor's
Motion to Sell Real Property entered on June 18, 2001 in the United States Bankruptcy Court, Middle
District of Georgia, Columbus Division, a copy of which is attached as Exhibit "B".
TO HAVE AND TO HOLD the Land, with all and singular the rights, members and appurtenances
thereof, to the same being, belonging, or in anywise appertaining, to the only proper use, benefit and behoof
of Grantee forever in FEE SIMPLE; subject to all easements, encumbrances and restrictions of record.

ALL those two lots, tracts or parcels ofland, with improvements thereon, situate, lying and
being in the State of Georgia, County of Richmond and City of Augusta, being on the North side of
Mt. Auburn Street, West of Fleming Avenue, each having a frontage on said Mount Auburn Street
of 54 feet, more or less, and running back of even width halfway through Wheeler Road, a distance
of 120 feet, more or less, and together bounded as follows: On the North by lots, now or formerly
ofthe Estate of Robert G. Martin, Sr.; on the East by lots, now or formerly of the Estate of Robert
G. Martin, Sr.; on the South by said Mt. Auburn Street; and on the West by a lot, now or formerly
of Blanche E. Heffernan; being two of the lots conveyed by Mrs. Tena Silver to Robert G. Martin,
Sr., by Deed dated January 6, 1906 and recorded in the Office of the Clerk of Superior Court of
Richmond County, Georgia in Realty Book 6-M, pages 239-241 and being under the present system
of numbering in the City of Augusta as 2519, 2521 and 2523 Mt. Auburn Street.
