COUNTY BOARD OF EDUCATION OF RICHMOND COUNTY, GEORGIA, a public body
corporate as Party of the First Part and AUGUST A, GEORGIA, a Political Subdivision of the State
of Georgia, as Party of the Second Part.
WITNESSETH:
That the said Party of the First Part, for and in consideration of the sum of ONE AND
NOll 00 ($1.00) DOLLAR and other good and valuable considerations, in hand paid, the receipt
whereof is hereby acknowledged, has bargained, sold, and by these presents, does remise, release and
forever Quit-Claim to the said Party of the Second Part, its successors and assigns, any interest in and
to the following described property, to wit:
All that lot, tract or parcel of land, with all improvements thereon, situate, lying and
being in the County of Richmond, Georgia, and being more particularly described in
the exhibit hereto attached, marked Exhibit "A" and by reference made a part hereof.
With all of the rights, members and appurtenances to the said Party of the Second Part, in
anywise appertaining or belonging.

TO HAVE AND TO HOLD the said described real estate to the said Party of the Second
Part, so that neither the said Party of the First Part, its successors, nor any other person or persons

Any interest said Grantor may have in and to that certain lot, tract and parcel of land, with any
improvements thereon, lying, being and situate on the western side of Windsor Spring Road Ext., in
the City ofHephzibah, Augusta-Richmond County, Georgia, and containing 1.55 acres, being shown
and designated as "TRACT "A"" on that certain plat dated April 9, 2007, prepared by Bennie C.
Harbin, R.L.S. for the Richmond County Board of Education which is being recorded simultaneously
herewith in Realty Reel ~, Page 3 ,~ in the Office of the Clerk of the Superior Court of
Augusta-Richmond County, Georgia. Reference is hereby made to said plat for a more accurate and
complete description as to the metes, bounds, locations and distances of said property.
Said property is bounded as follows: on the North by property now owned by the County Board of
Education of Richmond County, on the East by Windsor Spring Road Ext.; on the South by the
County Board of Education of Richmond County and on the West by County Board of Education of
Richmond County, all as shown on said plat referenced above.
Said 1.5 acres is a combination of property already owned by Grantee herein and a portion of property
owned by Grantor herein that is being conveyed by this Quit Claim Deed to Grantee. The portion of
property owned by Grantee herein is a portion of the 4.72 acres described in that certain deed from
Mrs. Ruth Goldberg to Richmond County dated October 27, 1972 and recorded in aforesaid Clerk's
Office in Realty Reel 12, Page 694. The portion being quit claimed to Grantee by Grantor is a portion
of the property described in that certain deed to the County Board of Education of Richmond County
in 1967 which is recorded in aforesaid Clerk's Office in Realty Book 33S, Page 261.
