AUGUSTA, GEORGIA, a political subdivision of the State of Georgia, as party of the second part;
WIT N E SSE T H:
That the party of the first part, for and in consideration of the mutual benefits flowing
to each of the parties hereto, does hereby grant, bargain, and convey unto the party of the second
party, its successors and assigns, the following described property, to-wit:
All that tract or parcel of land, with any improvements thereon,
situate, lying and being in the Augusta, Georgia consisting of Q./48
acres, shown as Lot J-3 on plat prepared for Willette P. Jeffcoat by
Ayercorp Engineers, Surveyors and Planners, dated December 28,
1999, attached hereto and made by reference a part hereof for a more
complete and accurate description as to the metes, bounds, distances
and location. This parcel is located at the rear of property known as
2048 Boykin Road (Tax Map 167, Parcel 114) and is not to be
considered a separate building lot but to become part of adjacent
property of Augusta, Georgia.
TO HAVE AND TO HOLD the said parcel of land, together with all rights, ways and
appurtenances thereto belonging or in anywise appertaining unto the party of the second part, its
successors and assigns, in fee'simple, forever.
