Regions Bank, organized and existing under the laws of the United States, formerly know as Allied,
Bank of Georgia, as Party of the First Part, and AUGUST A, GEORGIA, a political subdivision of the
State of Georgia, acting by and through the AUGUSTA-RICHMOND COUNTY COMMISSION, as
Party of the Second Part;
WITNESSETH:
That the said Party of the First Part, for anq in consideration of the sum of One Dollar
($1.00), receipt of which is hereby acknowledged, does remise, release and forever quit-claim to the
said Party of the Second Part, its successors and assigns, all the right, title, interest, claim or
demand the said Party of the First Part has, or may have had in and to the following described
property, to wit:
ALL THAT LOT OR PARCEL OF LAND, with all improvements
thereon, situate, lying and being in Augusta, Georgia, containing 2.17
Acres (94.625 SF) and being described on a plat made for Augusta-
Richmond County by Besson and Gore, dated March 24, 1998, a'
copy of which is recorded in the office of the Clerk of the Superior

s#- 3'~, reference being made to said plat for a more complete and
accurate description as to the metes, bounds, and location of said
property.
This deed is made and said property is conveyed by the Party of the First Part, at the
special instance and request of Bennie B. Langham and the said Party of the Second Part for the
sole purpose of releasing the above described property from the lien and title of a certain security
deed from Regions Bank, flk/a Allied Bank of Georgia, to Bennie B. Langham dated October 16,
1995, and recorded in the office of the Clerk of the Superior Court of Richmond County, Georgia,
in Realty Reel 505, Pages 1134-1136 and it is specifically understood and agreed that the release
of said security deed shall in no wise alter, affect or diminish the rights of the Party of the First Part
in and to the remaining property described in said security deed, according to the terms thereof.
TO HAVE AND TO HOLD the said premises to the said Party of the Second Part, its
successors or assigns, so that neither the said Party of the First Part nor its successors or assigns,
nor any other person or persons claiming under them shall at any time, by any ways or means, have
claim or demand any right, title or interest in or to the aforesaid property, or its appurtenances or any
part thereof.
IN WITNESS WHEREOF, the said Party of the First Part hereunto sets its hand,
affixed its seal and delivered these presents the day and year first above written.

Exhibit "A" and incorporated herein for a description of its
metes, bounds,' and distances, and made a part of this
description.
TO HAVE AND TO HOLD the said described property, with all and singular the
rights, members and appurtenances thereunto appertaining, to the only proper use, benefit
and behoof of the said Party of the Second Part, successors and assigns, in Fee Simple.
And the said Party of the First Part warrants and will forever defend the right and
title to the above described property unto the said Party of the Second Part, successors
and assigns, against the lawful claims of all persons owning, holding or claiming by,
through or under the said Party of the First Part.
IN WITNESS WHEREOF, the Said Party of the First Part has caused same to be
executed by the proper officials, with affixed seal, and delivered these presents the day
