THIS INDENTURE made this Ib day of July, 1996,
between AUGUSTA-RICHMOND COUNTY, GEORGIA, (hereinafter called
"Grantor") and REGENCY CONDOMINIUMS, INC.,
(hereinafter called
"Grantee").
(The words "Grantor" and "Grantee" shall include their
respective heirs, successors and assigns, where the context
requires or permits; and shall include the singular and plural,
and the masculine, feminine, and neuter, as the context
requires.)
WITNESSETH that Grantor, for and in consideration of
the sum of Ten Dollars and other good and valuable consideration,
the receipt of which is hereby acknowledged, has bargained, sold,
and does by these presents, bargain, sell, remise, release, and
forever quitclaim to Grantee all the right, title, interest,
claim, or demand which the Grantor has or may have in and to the
following described Property, to wit:
SEE EXHIBIT "A" ATTACHED HERETO
TOGETHER WITH all rights, member, and appurtenances to
the said described Property in anywise appertaining or belonging.
TO HAVE AND TO HOLD the said Property unto the said
Grantee so that neither the Grantor nor its successors or assigns
nor any other person or persons claiming under Grantor shall at
anytime claim or demand any right, title, or interest to the said

EXHIBIT "A"
ALL that certain condominium apartment property
consisting of an apartment unit located in a certain
condominium development known as Regency Square in
Richmond County, Georgia, which is more particularly
shown and designated as Unit No. 2669 on an as-built
survey of Regency Square, a condominium prepared by
Toole Surveying Company dated February 24, 1984 and
revised March 12, 1984 and as further identified in
"Condominium documents for Regency Square, a
Condominium, Augusta, Georgia" dated June 13, 1984 as
amended by instrument dated June 18, 1984 recorded in
the office of the Clerk of Superior Court of Richmond
County, Georgia in Realty Reel 184 at page 1307 and
Realty Reel 185 at page 957, respectively, reference
being made to said survey and documents which are by
reference incorporated herein for a more complete
description as to the metes, bounds and dimensions of
the unit.
ALSO conveyed is a 10/808 undivided present interest in
common with the owners of other apartments of Regency
Square, a condominium in and to all common elements
thereof as defined in the aforesaid condominium
documents and O.C.G.A. ~ 4-3-70 et. seq. located upon
or within the boundaries of the dedicated property of
the condominium development. The above-described
property is conveyed subject and subordinate to all
terms and conditions contained in the aforesaid
"Condominium Documents For Regency Square, a
Condominium, Augusta, Georgia" subjecting the entire
dedicated property to the above-referenced provisions
of Georgia law and such protective and restrictive
covenants and payments of assessments by the owners of
units, specific reference being made to said documents
for a more complete and full understanding of the
contents thereof, which has the address ("pr9pert'y
Address") of 2669 Thomas Lane, Augusta, Georgia 30906.
