THIS CONVEYANCE made and executed the 2. 1 ~day of ~LJIVt? , 200 I
WITNESSETH that Homer G. Longlois, the undersigned, is the owner of a tract of land in RICHMOND
COUNTY, through which Rae's Creek Channel Improvement, Phase lll, known as Rae's Creek Channel
Improvement, Phase ill, has been laid out by Cranston, Robertson and Whitehurst, P.C., being more
particularly d;:scribed in a map and drawing of said project in the Public Works and Engineering office, to
which reference is hereby made.
NOW, THEREFORE, in consideration of the benefit to said property by the construction and maintenance
of said project, and in consideration of ONE DOLLAR ($1.00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed.
SAID right-of-way is hereby conveyed in fee simple, consisting of 472 sq.ft., more or less; and 634 sq.
ft. of right-of-way in fee simple over existing permanent easement, more or less, N/A sq. ft. of permanent access
and maintenaClce easement, more or less; and 986 sq. ft. of permanent utility easement, more or less, and N/ A
sq. ft. of temJorary construction easement, more or less, as shown on a drawing of the property prepared by
Cranston, Ro'Jertson and Whitehurst, P.C., dated October 29, 1999, and revised February 19, 2001, attached
hereto and mZ.de a part of this description.
TO HA VE AND TO HOLD the said conveyed premises in fee simple.
I hereby specially warrant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.
