property owned by Westbrook of Augusta (Tax Map 26-1, Parcel 70) which was
purchased by the City in connection with the Windsor Spring Road Improvement
Project, and which Deed was recorded in Book 711 commencing at page 954,

THIS CONVEYANCE made and executed the IRtIldayof /)~~b'L ,20 crD ,
WITNESSETH that Westbrook of AUl!usta. Inc.. the undersigned, is the owner of a tract ofland in
RICHMOND COUNTY, through which Rae's Creek Channel Improvement. Phase ill. known as Rae's
Creek Channel Imorovement. Phase ill, has been laid out by Cranston, Robertson and Whitehurst, P.C"
being more particularly described in a map and drawing of said project in the Public Works and Engineering
office, to which reference is hereby made,
NOW, THEREFORE, in consideration of the benefit to said property by the construction and maintenance
of said project, and in consideration of ONE DOLLAR ($1,00), in hand paid, the receipt whereof is hereby
acknowledged, I do hereby grant, sell and convey to Augusta, Georgia, a political subdivision of the State of
Georgia, and their successors in office, so much land as to make a right-of-way for said project as surveyed,
SAID right-of-way is hereby conveyed in fee simple, consisting of 0.36 acre 05.697 Sq, ft.) acre, more
or less; and 0,005 acre (200 sq,ft.) acre of right-of-way in fee simple over existing permanent easement, more or
less, N/A acre of permanent access and maintenance easement, more or less; and N/A sq. ft, of temporary
construction easement, more or less, as shown on a drawing of the property prepared by Cranston, Robertson
and Whitehurst, P,C" dated October 29, 1999. and revised September 11. 2000, attached hereto and made a part
of this description,
TO HAVE AND TO HOLD the said conveyed premises in fee simple,
I hereby specially warrant that I have the right to sell and convey said land and bind myself, my heirs,
executors and administrators forever to defend by virtue of these presents.
JUST IN WITNESS THEREOF, I have hereunto set my hand and seal the day above written,
