QUIT-CLAIM DEED
TillS INDENTURE, made as of the :L day of i~t, 2008,
between Augusta, Georgia a municipal corporation organized and existing under the
laws of the state of Georgia ("Grantor") and Osbon Properties, LLC, a limited
liability company organized and existing under the laws of the State of Georgia
("Grantee");
WIT N E SSE T H:
That in consideration ofTen Dollars ($10.00) in hand paid and other
valuable consideration, the receipt and sufficiency of which are hereby
acknowledged, Grantor does hereby bargain, sell, remise, release, transfer, convey
and forever quit-claim unto Grantee, Grantor's right, title, interest, claim or demand
in and to the following described parcel of real property, to wit:
All that lot or parcel of land, together with any improvements thereon, situate, lying
and being in the City of Augusta, Richmond County, Georgia, fronting a distance of
28.8 feet on the southern right-of-way of Reynolds Street and being shown on a plat
prepared by Walton Flythe, C.E. on May 9, 1935, a copy of which is recorded in the
office of the Clerk of Superior Court of Richmond County, Georgia in Deed Book
12-V, at page 200. Reference is hereby made to said plat and it is incorporated
herein for a more complete and accurate description of the metes, bounds and
location of said property.

This Quit-Claim Deed is for the purpose of confirming that the Grantor
makes no claim to the above described property and that it does not dispute the
assertion that fee simple title to said property is vested in the Grantee by deed and as
the result of its adverse possession thereof and that of its predecessors in title.
TO HAVE AND TO HOLD said property unto Grantee, so that
neither Grantor nor any entity, person or persons claiming under said Grantor shall
at any time or by any means or ways, have, claim or demand any right or title to said
property or appurtenances. Where the context requires or permits, the terms
"Grantor" or "Grantee" shall include their respective heirs, successors and assigns.
IN WITNESS WHEREOF, Grantor has caused these presents to be
executed and delivered by its duly authorized officers and its seal to be affixed on
the day and year first above written.
